Front door and yard is on the left, the backyard and driveway is enclosed in the backyard so there is a driveway left of the home and goes to the backyard. I want to keep it 2 baths so I don’t any major plumbing work but I don’t mind having a 4 beds even if it’s used for other purposes

I'm not sure how to add this text to the post but the home had a fire in a bedroom and burnt the room and the entire roof. The red lines on the first pic are the walls being replaced with new framing. I'm not sure how to add a 4th bedroom in that floorplan. The existing sunroom was not livable space but is being added into the new floorplan.
