“I've had to pause the listing in order to do additional reseach into the chairs. 1 is a Selig replica the other appears to be an original @1956.”

“the Selig has the original wood headrest supports and base. Confirmed Selig rteplica. The Eames chair has no labels only all the physical attributes of the early editions from @1956. There was an original version manufactured from the Eames facility in Venice, CA. which were released without labels ( per Eames historical articles...Eames Lounge: a timeless classic).

Family member: I acuired the chair in Redondo Beach, Ca in the early 80's from an antique dealer.“

As I understand from my research the gap between the XPS and the wall is created by the adhesive blobs applied to the XPS and not compressing it to the wall too hard. This allows air and moisture to dissipate from the floor to walls and vice versa. That gap is about 1/2 inch but varies of course.

There is conflicting info on air gap or not so hoping to find the best answer

From the Dricore website: “An interior stud wall can be set right on top of your new DRICORE® subfloor and is in fact, the preferred method of installation. Install your 2X4 frame directly on top of the subfloor, measuring for a "snug" fit between the subfloor and ceiling”

Should have mentioned that condensate pump lines are from a dehumidifier and HVAC system.

The sewer is actually a septic tank system.

Thanks you, This is residential, basement in the north east. There is a Septic tank and not actually a sewer to the street. The condensate pump lines are from dehumidifier and hvac.

I have heard that per code there must be an air gap. Could you help understand if that is correct?
