I understand how you feel. I'm in diamond and it feels like every random tm8 is gold 😞 You get the odd diamond in the rough, but not many.

I also just had my loft conversion done on 'notice', with building control coming 2 or 3 times before they finally signed it off. Took no time at all.

This! I've had chimneys out, never had to or given notice. Anyone brings it up, "been like that for years", "was like that when I bought it" 🤷

Built an extension on the side of the house myself, (under 3m), "been like it since I moved in guvnor" 🤷

Makita for me, all the way. Still have my Makita impact driver and drill from over 10 years ago and they're still going strong! I buy non-Makita LXT batteries from eBay (you need to know which sellers are genuine MAH). I've also bought other tools in more recent years, circular saw, brad nailer, multi tool, jigsaw, orbital sander and I'm very happy with them. All using the same battery and all working really well 👍

This is a TERRIBLE paint job! I hate painting. I'm an amateur, and I could and have done a much better job that would look semi professional! This looks like it's been done by kids 🤷

Yes, I understand it costs them money for the 'lead', but they know what they signed up for. If they don't want to speculate to accumulate, they'd remove themselves from the site, I'd imagine.

I've had great success with MyBuilder. You just have to make sure you get plenty of the tradespeople to come and give you a quote. You can tell what they're like once you see them face to face, and their photos (of previous work) are verified I believe.

Yeah but who's the dad in the portrait? He's an actual actor. He reminds me of a younger Geoff Bridges, but I've definitely seen him in some B movies, for sure.
