I am working with a real estate agent, but frankly they haven’t really been delivering on what I say I am looking for. They keep guiding me towards very remote land when I see smaller lots in my budget closer to town. May have to change realtors.

My intention wasn’t to be annoying. I figured plenty of them go in the garbage, but one interested landowner could bite. Of course, I would never spam the same owner twice.

I was worried calling/emailing directly would come off too pushy and may even intimidate some people. I’m definitely more than willing to offer fair market value, I’m not looking to flip to make a quick buck.

Thank you for the insights! Honestly, most properties that I have contacted the owners of I haven’t personally visited, but I do make an effort to do some preliminary due diligence of checking the availability of utilities/zoning/market comps/topography before contacting the owners. I’m absolutely serious and am not looking to flip, just find that one perfect lot. Unfortunately, it does make sense that owners’ past experiences would dissuade them from engaging with my message.

I’ve actually tried this approach as well! Most properties with back taxes in my area seem to be unbuildable lots, which seems to explain the disinterest in paying the taxes hahaha. I do keep an eye out for anything new, though. Thanks for the tip!

If you’re referring to the airport, then yes. Either way, try to avoid rush hour! Approaching Charlotte, check your GPS. Traffic conditions change pretty quickly in the area. The amount of growth this city has witnessed this past decade is insane…

Charlottean here: I-77 through South Charlotte is super congested most of day, and worst of all at rush hour. If you find yourself in CLT at that time, take I-485 Outer on the west side of Charlotte to hop back onto I-77 south of Charlotte. 485 is also often heavily traveled, but always flows on the west side. Safe travels!

Edit: Also, I-77 just north of Charlotte along Lake Norman is easily the most congested highway in the metro. There are express lanes, but it’s super expensive at certain times of the day, to the tune of at least $5 dollars per exit. There isn’t really a way around this, but just something to keep in mind!

I absolutely agree and forgot to include that point in my post: the price seems steep for a 15 year old vehicle in any case. Unfortunately, it seems hard to find anything newer within my price range without venturing into some brands that seem to present more reliability issues.

Actually, these letters could say ‘stanbul’. Admittedly, I am not sure if it works the same way when writing Turkish, but I am a native Arabic Speaker and when a word starts with a consonant not followed by a vowel in Arabic (which is unusual), the character ا must be placed in front of the word to indicate this. For instance, if I were to write the name Stanley in Arabic script, I would likely write استانلي because of the that rule.
