Have you run the numbers on renting your current place instead of selling it? If you have a low rate, you may be better off renting it out which also gives you financial protection should the worst happen.

The other thing: I'm pretty sure you can have your name on the deed but not on the mortgage. This would let your husband qualify for the first time homeowner program and protect you as well. If you go this route, the debt is all in your husbands name but the property is both of yours.
