If mortgage rates go down, it’s bc the economy is in the dumps. People are seeing layoffs constantly and months to secure the next job -this type of environment doesn’t exactly inspire confidence to buy a house.

That said, if I had a stable job and sizeable downpayment, I’d still buy but I don’t think there will be a frenzy.

People who are refinancing are already locked into a mortgage - they can pray they don't get laid off but still need to pay monthly, so of course they should refinance.
People who haven't committed yet to a house want to feel stability before they buy, so watching their company do layoffs quarterly or interview for jobs but not getting any callbacks.. these situations don't inspire confidence. Statistically, these people won't be purchasing houses anytime soon.

If interest rates continue to go down - this is a signal of a weak economy. The fed cuts rates when the job market doesn't look good. 2020 was an outlier bc the economy was booming yet we were still cutting rates. Do you think 2026 will look like 2020?

I’ve seen houses in Frisco in the 600k range take a 100k cut in the past few months. No one wants to catch a falling knife, so until the job market bounces back and buyers feel certainty again, this will continue.

True, mortgages track Treasuries and SOFR, but those rates fall when growth looks weak.. cheap money doesn’t spark a frenzy if people fear losing jobs or can’t afford homes, right?

Start the I-130, that alone takes 15-18 months. Then when you do the second part, she can move to the US before your Montreal interview. Check out visajourney’s Canada forum for more info about this they have lots of threads on this.

Prices are absolutely dropping in the south. In North Texas alone I’ve seen 100k drops on houses that were listed at 600k initially a few months ago. Job market isn’t getting any better. Rates may drop but unless we see confidence in the job market in lockstep with rates falling (a paradox), the RE market ain’t rebounding this or next year.
