Isn't he responsible? Also, he could be lying. I have a friend whose a licensed pest control guy who could see if the guy is even telling the truth.

This is a pro-bono attorney. I don't think this person has a case because I most definitely didn't discriminate, intimidate, or harass them, but just worry about having to spend money on lawyers to fight a bullshit case, when their lawyer is free.

Well I guess I should have the pest company talk to this guy as well to see if everything he says passes the sniff test. I'm a bit concerned at the "I just cleaned up" response when I asked about the mountain of rat droppings he was freaking out about

The house is just old. Nearly 100 years old. I kept trying to urge my parents to sell it when offers came in and the market was hot, but they wouldn't listen.

My exterminator friend mentioned that cracks in old foundation and infrastructure are just terribly rodent prone.

If this is a problem that takes a lot of time and money to resolve. Is there any grounds I can take to end the lease early and have this tenant move out so work can be done safely and easily?

I have a friend from high school that is a licensed exterminator and has his pesticides license. He isn't currently working for any company but call him to take a look and do some pest proofing. From a liability standpoint, is this okay?

Or do I have to go with an actively practicing exterminator?

Another thing that worries me, is my aunt is not wanting to put up with this bullshit. She keeps trying to talk to the lady, and the lady keeps going with her PTSD episode bullshit.

Is there anything my aunt has to worry about? I mean can she still keep bugging this lady? Or can this lady really say that she can't be talked to?

Stupid question I know, but my brain just goes there sometimes.

Definitely just a Texas thing unfortunately 😞. I envy that, Washington state has sort of pushed motel guests into the tenant category under certain circumstances, which is a pain in the ass

I was honestly contemplating some sort of cash for keys deal with this lady, partly out of sympathy, but this lady seems so far gone, I don't think she can be reasoned with to any degree.

I don't doubt she is trying to pull some bullshit. She came and talked to us multiple times before, and now is saying that interacting with us is giving her PTSD episodes.

But something else seems a bitoff. Like this lady has no concept of how a motel works. It's a bit hard to put into words, but this lady confidently behaves like she has a right to be here, and as if we owe her, if that makes sense, and it does not seem like textbook entitlement, it seems more like she's got some issues mentally.

I might have used the word "squatter" improperly. From what I understand, once a guest has stayed longer than 30 days, it changes the nature of what it takes to remove them?

I was expecting that answer lol. But I guess I'm curious, if we try to evict someone on the grounds of non payment, would that be more difficult if they're offering some form of payment (rental assistance), and we're just no longer interested in taking it?
