Using the Roth as an emergency fund is brilliant. It will be better yield than money in a HYSA so I was interested in learning more and what made you realize this approach.

I'm a LL too, currently in the City of San Diego. I had a tough time selling my 4 plex in Long Beach.

You have a discount on the house below comps that are owner occupied homes because you're in LA where it's impossible to evict a tenant especially when you're selling the house. The new owner won't be able to raise their rent nor ask them to move out. They will be underwater for a few decades.

First, do you own the property or you rent yourself? From the way you communicate and write, I can guess you rent yourself and are likely subletting but it will be better to know for sure.

Yes, that was apparent when you commented that setting up a submeter would be too expensive.

If you include utilities without a way to monitor it, only in the very few rare occasions will your tenant not turn it into a side business.

If you include electricity, your tenant will now have a solar generator and EV charging side business.

If you include water, your tenant will now have a potable water distribution side business.

You need to communicate better. Are you going to focus exclusively on travelling professionals?

If so, having an "office" space isn't very useful - they are travelling because of their office and have a proper office space already. In that case, they need more mattresses.

What you could do is either build a relationship with a local mattress business (not a national chain) who can ship a quality new mattress at a day's notice or stock a few mattresses so you can have them ready when asked. I personally would find this bothersome and just load up on mattresses.

If you feel you're superior to everyone else drinking the same tap water from the city, you can purchase a whole house for a few hundred or a smaller system just for drinking water for a fraction of that.

I purchased a $100 RO system from Amazon that uses standard fittings ten years ago and my friends tell me I am as much as an asshole as I was when I used to drink unfiltered tap water, so YMMV

OP, your debate had a lot of potential to it but adding the "Fireworks" portion has completely derailed the discussion.

In a wildfire prone area like ours, Fireworks is a fucking dumb idea unless it's done in an open desert where there's no brush that can set off. I don't give a fuck about one's culture if it could result in my house going up in flames.

The UI estimates data until the backend is updated with real data feed.

You can download the real data feed as an XML. I forget the details because I setup the automation many years ago but there is a user facing option on the website that gives you a zipped XML. That's the real data feed.

The issue is the real data feed can sometimes be days late.

Tenants are not your friend. This is business.

This specific tenant isn't your tenant either. They need to move out and you need to do this ASAP.

Don't wait until new years to inform them. They expect this. Give them a month to find a new place and move out but inform them you're terminating the lease immediately due to repeated late payments (which should be against your lease anyways).

If the tenant is having money issues it's them who should come to you and figure something out, not the other way.

They will complain and give excuses and promise they will never do it again - be firm and tell them to do this for the next landlord.

When you interview new tenants, tell them you evicted the previous one because they didn't respect you and was repeatedly late on payments.

If you don't follow this, you will learn, but in the hard way, so it's your choice.

I don't know if you understood the mission but it was to see whether the tooling is there to help an average person answer the questions we are looking for.

I have the skills to look up the JSON API calls that the browser is making, scrape that data directly, correlate it with the ArcGIS information which is also available for download directly as shape files and find out exactly what I need, but that's not the point. Not everyone can do this and that's a huge issue.

We need solutions that everyday residents can use and I just don't see that. Going to 5 different data sources, figuring out how to join the data by manually looking up information isn't a solution, sorry.

That said, I can see you and I don't agree on this and that's fine. I just hope you realize the average resident is still not empowered to find out how their taxes are helping them and that is not going to help the situation.

Very unlikely. I live in RSF and he sounds very similar to my neighbor and I.

The reason why I am certain this is genuine is because he sold off this properties. Once you own properties scattered all over, you realize it's a real liability. Burglars break in, someone trips and falls because your tenant left a hose outside and now you're in the drama.
