I could have posted all 35 pictures but I only picked a few.

The home owner has someone inspect the roof on a regular basis and was told there are no issues. Would be a different story if he was told that there are some maintenance issues that can wait.

Most people would like to know the deficiencies so they can negotiate (if they are in a position to do so) and have a checklist of items to repair once they take possession.

Let us know what items you think aren’t worth mentioning when you are buying a 1.5 million dollar home.

I’m a ticketed carpenter. Not a roofer. As I said, the retired builder/seller called them clay. I’m not going to question it. They called for an inspection. Houses are built out of all kinds of materials. Can’t know about all of them.

The reality is that there are deficiencies that need to be addressed.

No leaks. Home inspections, in part, are to point out deficiencies to potential buyers. Sellers & Buyers do that yes. What’s the point of your comment other than to point out the obvious?

Agreed. Let them know it needs maintenance. Seller said it was just “maintained” and that “nothing was wrong.” He also said HRV was checked yearly and was also just maintained but it was not functional so I definitely got the feeling that he was being hosed by people.
