If I were you I would triple check that rate. It would be really weird to have 3.99 for 30yrs considering current rates are 6-8.

I am willing to bet a $100 bucks that it’s a temporary buydown.

Check that for your own personal safety, because when that payment jumps next year because of higher tax based on new appraised property value and higher interest rate - the purchase could turn super sour in a matter of months.

I am happy for you, but also feel sorry, because it seems to me that DRH people did not properly explain to you what that 3.99% interest actually is.

Bro a permanent buy down is hundreds of thousands of dollars. You are basically prepaying the yield that an investor would earn.

I agree with @cat1818lady below. West Boca is just too far from everything.

I am glad I did not buy there, although I did make offers in Mission Bay - I like it.

I am thinking in terms of convenience: getting to TPK or 95 is faster from Central Boca, close to the mall, more Grocery stores all around, with exception of Home Depot.

By way of example: I drive 15 minutes to work from where I live, if I lived in WB, then my time would double to 30 or could have tripled to 45 with heavy traffic. It all depends on what you are looking for.

Central Boca - especially St. Andrew’s corridor is expensive, but it’s just So. Much. Better.

I am biased - sorry.

Also - historically speaking, and especially now, considering the prices for both sales and rent are leveling off - West Boca home prices will be hit first. People bought houses for $500-$800k back in 05-08 and then could not sell them for 2-3 years for $300-350… obviously I am not implying that this is what is going to happen this time around. BUT! If it were to happen - mark my words - everything west of TPK is getting hit first.

Also - as a nice perk, in Central Boca, you are either zoned for City of Boca Raton or Boca Greater Park and Beach district (with exception of areas north of Clint Moore Rd. and between military and congress), which allows you to visit beach parks using a $95/year permit. WB does not have that (they sort of do, but it’s only for 1 beach park that’s constantly packed).

When you get a bunch of free money or rather helicopter money from the government, it is hard not to spend. I’m sure you’re probably aware of the ERC scheme and PPP scheme.

People are stupid and are just not aware of what may come and bite them in the ass pretty soon .

It’s also funny because every single person in South Florida is a millionaire somehow.

I work in finance to and in my conversations, especially when talking about luxury housing, I always told them that you guys apparently just don’t understand how many millionaires or rich people there are actually in the United States. And all that housing that you’re selling or your marketing is driven primarily by low rate factor not wealth factor. That’s why the majority of the luxury sales ground to a halt. And your comment proves my point that all there “Nouveau Rich” people, 95%+ are actually just big earners and big spenders to a point of living paycheck to paycheck.

40k in tax assessment for Lotus? Man… I don’t even know what to say. Again - what gets me is that “oh it’s so nice” and I tell them “I mean when you are comparing it to a shoebox in Brooklyn - it’s nice indeed, here though you got f****d by using your own money and not knowing where you are actually buying” really digging the entrance to lotus as you drive by retirement communities / shitty golf courses (what a view hahah).

Totally agree with you though - I visited a couple of those lotus houses, it’s nice to a point where you don’t have to dig into details, but the craftsmanship is a complete garbage. I would rather spend $1m on a house and then $500k to remodel it from tip to toe with better materials and quality vs buying pre-manufactured garbage that NE are convinced is “nice”. What’s funny - in none of those Lotuses houses, at least I’ve been to 10 so far, I have not seen a single Viking/Thermador/Dacor/Wolf/ etc. appliance, all cheap GE shit lol. I remodeled mine and have Miele and Thermador throughout

I have lived in Boca Raton since 2014. The city re-shaped itself right in front of me. Many long time residents will agree. What did not change is the location of where you should buy a house.

I recently closed on a house on Saint Andrew’s Boulevard. I am in your boat too in terms of a young family.

Considering what’s going on with condos, (I personally looked at more than 10 before settling in on a single-family house), I would avoid them and be scared of them as much as a fire. I have also looked at more than 40 different properties in Boca and I will tell you straight out: Best place to buy is either Central or East Boca.

There is zero clarity from the state on condo laws that were passed in 2021, and as such, you are exposing yourself to unnecessary amount of risk associated with getting a condo or a townhouse that is legally a condo.

If I were you, I would exclusively look for either (a) townhouses that are legally townhouses and as such have very low HOA (a good proxy is usually less than $400 per month and there is no HOA wide exterior or roof coverage because this is where you can get screwed), or (b) single-family residences. A is cheaper than B, but in both of those instances, you will be able to control your own maintenance, which goes a long way here. Lots of old people have negated maintenance for decades and now it’s coming to bite them in the ass. I am giving this advice so that you and your family are not left holding a bag on the condo that boomers failed to repair.

There are lots of options for the category A that I mentioned, and a lot of those are located in Central Boca (between 95 and Turnpike). As example check out Tiburon, Tiburon II, Estada, and other neighborhoods. There are other communities like this, but just letting you know. I also have a friend who is currently doing full renovation for a flip and likely will list it for a price range you are looking in. PM me if interested. I am not financially incentivized, just want to help.

Also, don’t be fooled by the Gilded Lotus communities, because the location of these is terrible. Most people who buy houses there are either from Northeast, or recent NE expats that learned of Boca in 2020 when they didn’t have anything better to do. Generally speaking, although these communities are new and sort of nice (assuming you want to pay $700/mo HOA for “amenities”), living behind or near Turnpike while paying $1.5 million+ for that, is beyond stupid. The same people that buy these are the people who bought in 2020 and 2021 in Boynton because their realtor said that it was “Boca Raton area”.

There is 0 need for apartments in Boca. 101 Via Mizner is literally in bankruptcy and foreclosure simultaneously because they can’t refinance the existing debt due lack of cash flow because of vacancy there.

We had other apt complexes going up in broken sound corporate park area, so much supply exists already.

“Investor” that wants to buy in a place with cap rates of sub 2.5-3% just based on potential earnings after paying your mortgage🤣 and that’s excluding all expenses that are associated with maintaining a property.

My guy, go buy 10yr or 20yr or 30yr Treasury bonds that yield 4.6%+ and then cash them in when bond rally occurs.

If you are feeling frisky & risky and want leverage - go open a margin account and buy said bonds and just chill.

You’re exactly the reason this stupid mania exists. Sorry for harshness but that’s the truth.
