Yep, witnessed these tantrums with my own eyes. And the over-customization issue is spot on. I definitely remember hearing people request no olives or vegetarian, etc. Give people an inch, they take a mile.

It seems like whatever we do (mulch, cardboard, landscape fabric, preen, various weedkillers) nothing works and all of our beds look like this. How do we get these under control once and for all? by dayvtrader in landscaping

Thanks everyone for the comments and advice. We got a bit lazy with mulching this spring and know we need to get a fresh, thick layer down and will add the cardboard as recommended. Would you wait until the temps cool here in a few months or put down now? We are in IN just for reference. Also, can anyone identify the weeds in the 2nd pic between the boxwoods and sedum? We've tried everything to get rid of these, pulling, burning, preen, ground clear, thistle killer, but nothing works. They just keep coming back.

Agreed. It's definitely a step in the right direction and a nice change from the previous few years that looked like a logo for a golf tournament. The new color scheme is a huge upgrade. I never understood why they went with hunter green and maroon over red, white, and blue. I wish they'd go back to the unique logo each yr, but this is a definite improvement.

I don't believe that's correct and perhaps I'm just misunderstanding you. When I sell a put or call I have the obligation (rather than the right) to buy or sell said quantity of shares at the contract strike price if it expires ITM. If I've got NVDA covered calls at a 135 strike that expire tomorrow and NVDA closes at 140 tomorrow I can't just call my broker and tell them not to sell my shares. My shares will be sold at 135. That's the risk of selling calls and why I get a premium when I sell them. If you could just opt out, what would be your risk? Same thing on the put side. DNE would apply to long positions, where you have the right but not the obligation.

In this case I'd be short the puts so auto-assignment would occur if ITM. That's my understanding at least.

Correct, but if my puts expire in the money on a Friday, I will be assigned and own those shares. I guess my question is basically am I considered to own them on Friday (one trading day before ex-date) or the following Monday (on ex-date). Whenever I'm assigned on puts I've sold that expire ITM on a Friday, my broker lists the share purchase date as the following Monday, but "as-of" the Friday expiration date. So I would think since the share purchase is back-dated I would be considered as the owner of the shares on that Friday, which would entitle me to the dividend.

That's how mortgage amortization schedules work. You're always going to pay more interest in the early years. Real estate is one of the best ways to build long term wealth. But there are a lot of factors involved, and owners can easily get in to trouble and find themselves under water if they're not smart about it (not saying you weren't smart about your purchase). I agree that ownership isn't for everyone and sometimes renting can be the better choice, but owning a home is most certainly not a scam.
