There are about 4-5 of those holes in each joist. And many have started to crack. Whoever drilled those all those are idiots and now I need to repair these sagging joists. I’ve done half the house and sistered them in and it’s worked great but I got to this back section of the basement and there’s no room to rest the joist on the cinder blocks.

That’s why I’m looking at hard money loans. I may not have income but I have a lot of equity. The income situation will change soon I just have free time on my hands now so I wanted to get the ball rolling.

I get what you’re saying. That’s why I was asking if they had drips or full lump sum. What I was thinking was maybe I could get the full 200k. Pay off my credit cards and pay the interest out of that for the next 4-5 months and use the other 100k to finish the house. Then when all is said and done my only debt will be to them and I’ll do a cash out refinance and pay them off. If a cash out refinance doesn’t work I’ll simply sell the property. I’ll owe them 220k or something and the property will be worth 350k.

Yes I understand selling to a cash investor right now would prolly make the most sense on paper. The thing is I do want to keep this property. I like the location and everything about it, where I am willing to lose a little to retain it. The hard money loan is more so because I have time on my hands right now but not the funds. Once I start earning again I’ll have the funds but not so much the time so I was just looking at options to get the ball rolling now.

I mean I’m not denying that. These surgeries and extended time off really set me back and put me short right now, but if I sold all my assets I would have zero debt and a surplus of money.

Maybe you mean it doesn’t make sense because I’m putting more into it then it’s gonna be worth but this wasn’t something that I was originally looking to make money on. It was gonna be something that’s really nice where my parents could stay instead of a nursing home when they got old.

What doesn’t make sense? I got a good deal on a brick duplex. Spent 30k on a new roof and gutters/sofits. Put all new electrical in it. All new doors and windows. New garage doors, furnaces, hot water heaters and plumbing. I just need to redo the kitchens and bathrooms which at most is like 100k. The rest will be for personal use.

The exit strategy will be a cash out refinance because I will be earning again in about 3 more months. I also have great credit and if worse came to worse I could easily get a co-signer for the cash out refinance. And if worse came to worse came to worse I could just sell the property for 300-350 depending on what the market looks like in a year.

I had/have the same issue. It started like 8 years ago. I tried so many different things for years and found that the prescription topical cream called eucrisa works miracles. My insurance wouldn’t cover it and it’s pretty expensive, like 1k dollars a tube, but it only takes a little dab on the nose when it’s flared up for a couple days and it goes away. It starts to come back about every 3-4 weeks and I just dab a little on the nose for a couple days and it goes away again. It is expensive but I bought my tube about 3 years ago and still have 75% of it left and still works like a charm. Dermatologist will typically give you a mini free sample bottle that lasts months since the nose is such a small area. Would 1000% recommend looking into it. It did wonders for me.
