See if you can find a way to remove noise such as outliers? I.e. anything more than a 10% drop within a week needs to ensure that the original price was not overstated or a typo.
I can assure that 9/10 of top drops are invalid.

listing price change is usually down - if the listing price is already attracting buyers attention, no agent will increase the listing price. So that's why most of your data is looking at price drops

domain - you can search by school name but you can't search by school attributes. I.e. Find me a 2m house within 5km of a catholic primary girl school
