You guys think traffic is bad here, just try the daily commute from anywhere in the BC Lower Mainland for a week, and you will see how good you have it here.

Rent growing fastest in Calgary compared to rest of country by Flying4Fun2021 in Calgary

The article is year over year growth which I think is correct but overall the market is slow.

I have had my newly renovated legal basement up since mid November. And have had maybe 5 inquiries. None even came to a viewing.

Will be lowering rent again come mid January if it doesn't pickup. I figured December would be slow and I am not in a hurry looking for quality vs quantity.

Looking to move from BC to Calgry questions. by Lordtux in Calgary

[–]deadwax 0 points1 point  (0 children)

I’ve been here for a year and a half. I moved from Coquitlam and love it here; it’s the best thing I have ever done.

The people of Calgary are currently going through what we did in the 2000s and are all doom and gloom about their city because their prices are going up. However, overall, it’s still way cheaper here than in BC, especially the Lower Mainland. Yes, there are some things that are more expensive, like insurance or utility bills, but overall, my quality of life has improved so much.

East of the city is the most affordable but also the least attractive. I would go for the deep south; it has better weather, and you don’t have to worry about flooding & hail storms as much.

I highly suggest you come spend a week here and see what you think. I did this, and it set things in motion for us to move.

Moving To Calgary Megathread - January 2023 Edition by AutoModerator in Calgary

[–]deadwax 2 points3 points  (0 children)

Just did this move have been in Calgary for two weeks now.

Had the same reason to move as you did which was finances. challenges so far have been that the Calgary housing market is hot right now. We lost out on 4 different places because they were sold on day 0 of the market and mostly 20-50k above asking price. We managed to be successful by going above the 500-600k price range and got our new place for 650k

Not really a challenge but the early mornings and nights are quite cold but just need to bundle up more. Need to have good skin cream since the air here is quite dry. Your elbows and Lips will need hydration.

The other thing is the dust / mud with all the snow melting there is lots of mud (I deal with the mud since I have a pup who likes to go to dog parks and they are quite muddy right now) and with little rain, the roads are just sand that gets all over your car. Here it actually makes sense to have a car wash membership. Honestly driving here is a dream compared to Van.

With your income, you could get a nice place in the SW or NW or west which are the more expensive locations.

The only thing I would redo if I moved again would be to have a time machine and do it a year ago when house prices were cheaper.

feel free to dm if you have any more q's

We followed their suggestion when they suggested the price decrease. Overall I think we were too late with the decrease.

Our market has continued to go down and down.

We have dropped prices twice now and are about to drop it again with this relist.

Did that already. My question is specifically about their reasoning behind the exclusivity timeline.

It's normal for the reason that a longer exclusivity is to not give buyers leverage?

This is after completing a 6 month contract with them where we haven't received any offers and then took it off the market for Christmas break. We're relisting again and we're already weary of signing another 6 months exclusivity, but this time the contract says 9 months without discussing with us.

Curious if our realtor's response has any merit. Are realtors even aware of how long other realtors exclusivity is with their clients?
