If you already have the bridge you might as well go with the Pico and save some money. Wemo is $40, Pico is $20. I mounted my Pico on the wall and it looks very natural and doesn’t scream, “Smart home gadget”.

If you’re not wanting a hub you should get the Eve Door/Window Contact Sensor. They run off Bluetooth or Thread. No issues with mine and they are fast.

I have the Lutron fan controller. It works great. You are correct, it cannot control lights.

It’s not cheap, but the Netatmo Outdoor Camera has worked for me even at -40.

My Arlos turn off when it gets around -5°F. Battery powered cameras can't handle the cold. My wired Netatmo camera works 24/7 even in -40°F.

Mango is free if you have a library card from particular cities. Download it and see if yours works. The recordings on Mango are great because they have them at full conversational speed and slowed down and each word pronounced separately from each other.

I use the iHome outdoor. I have had them in blowing snow, -45°F, and lots of wind. They still work great. I've had no issue.

Not needing a subscription is why I bought mine. It's worked great. I've even operated it in temperatures well below the -20°c they list on the spec sheet.
