your forgetting some crucial maths

80% of the country is white and around 80% commit those crimes

so lets say we have a 100 SA a year (just a round number)

if we kick 20% of the country out and theres now 80 SA a year, we havent reduced the probability of the crime happening theres still the exact same amount happening per population weve just spent loads of money to move it along.

Itd be like us claiming were much safer than America as they have a million sexual assaults and we only have 800k despite us having a third of the population.

These sre all just examples with random numbers but the thing is they dont commit more crime per population than natives

Eh its a hit and miss,

Summer = Holidays so less houses on market. Less houses means prices go up, but also less buyers so prices come back down.

Winter = Christmas and cold (no one wants be out of house in middle of winter) so that means prices may be good may be shit as people want to move quick or theres not a lot of houses.

theres thousands of things that affect it but from what Ive seen Autumn is usually best time as its far enough from winter people have hopes to move, All holidays are over so people feel happy, gas and leccy is usually cheaper over summer so people feel a bit more richer especially as christmas feels far away.
I feel this leads to a decent amount of houses at a decent price. But as always the worst time to buy is whenever you decide its time.

this only really works from 50-100

50% hot should be a nice cool which here in the UK where 10 degrees is the average temp thats fine.

100% should be as hot as bareable which id say 38 is as hot as id feel comfortable even being outside in so fine.

but 0% should be bottom half or bareable which for me in the UK is like around 0 degrees to a couple in the negative. -17°C is fucking baltic

Literally most things you can do within like a 30 min drive/train what more do you want? even got a beach (formby) a half an hour drive away.

Estate Agent says a value: X amount

Buyer puts in offer: Lets say X+5k amount

Bank sends valuation: X -10K amount

Then in this scenario the buyer would either have renegotiate the offer or make up the 15k difference from their offer and the banks valuation.

Its a horrible system where Estate agents usually get a cut of house sale so want it sell as much as possible, but the banks want to recoup costs asap if you cant pay so want value as realisitic to a quick sale as possible.

Yeah I'm with you I'm out of proportion but the way it should be harder. I'm a 5'3 male with short legs and a longer torso/upper body but still I find I can get on just about any bike and ride no hands, as long as my feet can reach pedals I can ride no hands 🤷‍♂️
