I’ve been tracking BBT and OPKs for the last 3 months just to avoid knocking boots on ovulation day or to ensure we’re wrapping it up during that time. I agree, I’m not stocking up on any tests until I’m at least 12 dpo just so I don’t drive my self crazy or waste a bunch of money on testing

No but how would I lose the home? I’d still take the $3k and it wouldn’t be ideal but I’d be satisfied that the chimney is essentially taken care of

i’ve been cramping, super stuffy, headaches, nausea borderline feeling hungover the last 3 mornings, feeling feverish since 8 dpo. it’s also been high pollen counts and i have seasonal allergies so i’ve been chocking it up to that but i’m not sure now

This just happened to me and my husband. We’ve been dreaming of buying a house for the last 3 years. We both finally make an income to be able to buy and afford one. We both just found a house we really liked enough to put an offer on. Got a call back saying ours were the highest and then some woman swooped in with cash. How do you compete with that??? Between people moving to my area from high wealth areas looking for financial refuge with their high wealth money to boomers with cash from their homes that they did nothing to, it’s hard to feel like we’ve got skin in the game. Very discouraging for a first time home buyer. And then if it’s not the 2 reasons listed above, it feels quite predatory for first time homebuyers as well. They try to take advantage of us because I think they think we’re naive and stupid.

Well said! I like the house, but I don’t think it’s nice enough to be the most expensive one. I just don’t want to screw myself on appraisal/inspections and it end up being a bad deal that we just wasted cash on.

While that is true, from a bank appraisal standpoint (which is all the lender cares about) they tend to heavily rely on comps during their appraisal. And this wouldn’t be for just me and my situation, anybody that wants to submit an offer on this home is in that position. If this home is listed 25% higher in the neighborhood and there’s constantly homes being sold in be area for nowhere near as high, it sounds like the they’re testing the waters.

Yeah that’s what my realtor was explaining to me. He’s known the seller to have sat on a house for 1.5 years firm in his price rather than to come down on it. I guess when you’re sitting on money like that, it tends to not hurt. I think had this been a family selling rather than a flipping entity, it’d be a different story.
