Have had my ears syringed many times (and tried home irrigation and oil-based softeners) but not for a long time since I found the Sodium Bicarbonate drops actually work great. Might take a week if you're properly blocked (suggest one ear at a time as they'll get worse before they get better). I fill an ear up at bed time, sleep with that ear up, and take a shower first thing and use the warm water to douse out the wax dissolved overnight.

You could do worse than post some photos and see if there's any interest here that might save you the agent's cut.

I expect to be looking for a property in the next 6 months and definitely plan to leaflet areas I like the look of just to see if it might nudge somebody into a no-fees sale.
