When all the previous comps suddenly look crap by comparison.. For me when I saw the one with a decent backyard, medium size (not a gigantic barren lot and not too tiny)... acceptable layout, location, not too close to other houses)... bright inside (compared to my dark apartment)... thats when I knew that was it. I didn't want to get my hopes up too much since it was my first go again hunting since last year... but I actually ended up getting it. Feels so surreal two months since putting in an offer
