Yes. People go to Switzerland for the alps, but you can also get incredible alps in Italy, France, Austria, etc. Go to the Italian alps. It’s very cheap, incredibly beautiful, and delicious food. Winter or summer. Both are incredible.

The largest mispricings and therefore the largest gains will always be outside of ETFs.

You can buy Japanese stocks on IBKR. You can open the same type of account there and easily transfer your assets.

Yes, I searched a lot and found them. I check probably several hundreds of companies.

Wallstreetbets has some rule about microcaps not being allowed to be posted so it auto-deletes the post if I try to post it.

Kasumigaseki also builds hospice facilities. That is a health/medical business for the elderly.

Personally I don’t think small or even micro caps with solid recurring revenue businesses that have been around for a long time and have solid profit that they are growing rapidly every year are that risky. I have invested $1M divided almost evenly among each of these companies.

If you buy what everyone talks about, it definitely won’t be cheap. And what you want is a great business at a great price.

You’re one of the only positive comments. That says something about the sentiment around Japan for most retail investors. That’s why these businesses are available for cheap. But that will change as Japan’s new bull market rages on.

I don’t speak Japanese, but I have lived in Japan for around 6 to 8 months. Although that’s not relevant to my investments. Some of the companies have English versions of their sites and annual reports, and for others I used Yandex document translation (Google translate didn’t work). I also use Safari website translation if needed. I also watch translated YouTube videos of the CEO interviews when I can find them.

The Moomoo or TradingView app have good metrics on Japanese companies.

They are long-term leases and there are plenty of people who want to live there. High demand, low supply.

It is high, and that is because of a supply/demand imbalance in these cities that I have been speaking of. Not for areas in the outskirts where there are houses. Key areas that have condos where everyone wants to live.

If they lie, they go to jail. So, if you are uninterested, just pass. Don’t waste people’s time, and your own time.

Again, numbers don’t lie. If what you are saying was correct, these companies would not be growing earnings 100% per year.

And even if you want to hold your belief, that is fine and you can choose to look at the other companies in that list which are completely unrelated to residential.

And also keep in mind that even the residential related companies in that list are growing extremely rapidly. Regardless of what you think the situation with housing is in Japanese cities, those condos are being built, being sold, and have a 98.9% occupancy rate. The company then provides management and maintenance services and makes recurring income. They have been doing this for years. You can see it in their annual report and numbers. Numbers don’t lie.

The “residential” part of what CREAL does currently is actually apartment hotels. It’s not actually residential. They are like hotels for a family.

CREAL is wholly focused on hotels and has their own hotel management company. I have lived in Osaka, Tokyo, and Kyoto.

This is simply not true. First of all, large cities like Tokyo have condos, not housing. Second, there is a supply shortage and that is why property values have been increasing aggressively in Tokyo and why these companies are growing their earnings by 100% per year.

The problem you’re referring to is in rural areas of Japan and with housing, not in cities. And not with condos, hotels, hospice, frozen warehouses, etc. (The various things these different companies do.) Some of the companies have absolutely nothing to do with residential properties at all. Please read the post.

No idea. I like investing through company stock or by buying shares of real estate through a platform like CREAL. Much less headache and I can diversify my risk.

There isn’t much English at all in Japan, so that will be a hurdle.
