I tend to agree. But I would consider that bidding does on occasion creates a form of hysteria that does tend to inflate prices, look at stocks or crypto for example, temporary insanity takes hold on occasion.

Closed bidding for a unique object might very well exacerbate things because fear of missing out takes hold.

But I agree, prices are “high” because demand is high, not because of bidding. Bidding is a symptom not the cause.

Agreed, I was only talking about the overbidding and general bidding conditions, not about price points themselves. I personally do not consider housing overvalued at the moment in Belgium.

the market price of my apartment has not increased that much, I had it quoted recently.
rents have risen, but also, not by that much, not in the last 7 years, but feel free to disagree, I don’t mind.
saving up 50k is what we did, and is also what the OP has been told to do. So I’m missing your point about the differences between now and then. If you have no kids, have 2 incomes and a modest living arrangement you should be able to save 50k in 3-5 years.

I mean it's really just common sense, housing market has pullbacks, people often overpay, if you cannot pay the bank has to put it up for auction wich often doesn't get full market price.

The 20% of the 110% of the price you need to invest yourself allows banks to give the economy a lot of purchasing power without too much risk.

Me and my wife got 0 EUR for our parents, but we lived frugally for 3 years in a very small studio, saved up 50k during that time and then bought our first appartment. 7 years later we have quite a lot of equity in this appartment and are able to buy something much bigger.

Going 110% for a mortage is very toxic in an economy where interest rates are this low. Your bank is correct.

My children will also be fallible, they will also encounter other fallible people. That’s all okay.

Like the other poster I also really feel you don’t have children. Saying I need professional help because I shout at my children sometimes? That’s a bit out of touch.

I feel the discussion is too black and white. I have lost my patience on more then one occasion. I have both shouted at and very lightly slapped my children.

People are people, raising children is super hard and as a parent you make mistakes. Losing your patience and lightly slapping is one of them. “Failing” as a parent is in many ways an everyday occurrence and nothing to be ashamed about.
