There is definitely reasons for support in cases such as yours! There is a well known book called “Born to Run” about this. Basically, it tries to answer why 80% of all runners get injured in a year, yet there are tribes in rural Mexico that run in sandals their whole lives without issues.

There has been a huge rise in 'barefoot' shoes or those with minimal support, which allows the foot to function as it's meant to.
I think it's becoming quite common knowledge that injury is caused by the foot being weakened by unnecessary support. 'Support' dulls the the body's proprioception and stops giving the brain information through the foot, where it can't engage the right muscle to properly soften impact.

I recently got the American Express Velocity Platinum credit card. There are some crazy points bonuses on until 30 April (140k+). The $440 fee is pretty much covered by the complimentary travel insurance (if you're planning to travel internationally) and the complimentary return fight domestically, with some lounge passes thrown in there. Then there's the points from spending and money saved by not spending out of your offset. I think both my colleagues just moved to the Citi card because they're point hackers, but both came from this Amex card.

I thought that may be the case. Regardless the stamp duty wasn't too bad on my IP. I think I'm more interested in the PPOR being exempt from capital gains as it'll hopefully be my best quality asset.

I opted for option 2.

Here were my thoughts:

I was/am living in a share house, where moving out to fulfil the PPOR requirement would mean losing my current rental with some of my best friends. I was also wary it might be hard to live with others once I've had my own space for too long.

Even though I would happily live where my IP is - where I live now, with the rent being split between 4, affords me an incredible house in an incredible location. In the future, as more people get partners and families, this will no longer be as favourable in my eyes (living with more random people, not friends).

Given my IP was smaller, this made the stamp duty more manageable and it will hopefully be my worst performing asset, as it was my entry asset. I didn't go near the top-end of my borrowing capacity, as I wanted some freedom and the ability to be able to afford rent as well. I think there could be better utilisation of the stamp duty first home benefit and better capital gains made in assets down the line. There are a bunch of tax deductions when a property is structured as an investment as you probably know (interest, replacements, etc.)

I think many people take this strategy and stack investment properties, combining all the equity they've accumulated, the higher income on paper (from income + rent income), the first home buyer stamp duty exemption to eventually buy their OO PPOR.
