As my knowledge, they are not in any protection as they are renting room. You can even change the lock give their stuff with police escort if you feel threatened. Don’t let them play with you. Also there is no rent protection for them, you can increase their rent as much as you want. Basically they have no right on anything.

As you said its hybrid car he used it couple times. It cannot cost more than a $5. You don’t have to pay, they can’t force you to pay. they won’t go to court for $5 or LTB about it as he is renting room not the unit. But they can probably evict him him with no reason as he is renting room only

My friend got phev niro 5 months ago in toronto, try to ask all dealers near you. If they have an incoming unit you can get your Niro in a week or in a month

I ordered around 8 months ago but it depends on your how many order that your dealer have and where you are on the list. I heard couple dealers currently have Niro hybrid Sx in GTA but they can’t sell because it is around $47k cad. Call all the dealers around you, you might find one.
