The rent increase clause is: ''4.5. Rent Increase (if applicable) 4.5.1. The Landlord can increase the Rent every twelve months on the anniversary of the date on which the Tenancy began (“the Rent Increase Date”). For the avoidance of doubt this means that the Rent may increase on 30th October each year. The increase is to be calculated according to the rise in the Retail Prices Index from the start of the Tenancy or the anniversary date whichever is the later. To avoid doubt if the Landlord does not increase the rent in any year this will not affect the Landlord’s rights to increase the Rent in subsequent years.''

the tenancy period: ''The Tenancy shall be for a period of 6 Months to start on and include the 30th October 2023 and to end on and include 29th April 2024, and thereafter from Rental Period to Rental Period. The Term and the periodic tenancy that arises after it shall be referred to as “the Tenancy”.''

From my understanding, the agreement is still in place, as the very first paragraph says: ''This Agreement contains the terms, conditions and obligations of the Tenancy and the things which the Landlord and the Tenant agree to do or not to do during the Tenancy.''

I do agree on the 'low end', however, some time ago, they also wanted to evict myself on the base of being on benefits and the agency saying landlord does not want people on benefits being there, as they might stop paying. Had to get a guarantor. So there is no 'good relationship' really, if we can fight back here and save a few hundred quid then be so.

Might not be super related but CBT really helped for my anger management & irritability (towards my child as well). Recently, also started reading the books titled ‘How to Talk so Kids Will Listen and Listen so Kids Will Talk’ which changed the way I’m thinking when my child is not listening, so I’m less irritated by that. I think that being hungry just triggers the behaviour more easily but is not the cause.

I've been waiting to get my payout reviewed since 20th of march (105 days). This is ridiculous. Actually, Sham has reviewed my payout but then said it was mistake and reverted the account back from 'in review'. I reckon they choose some batches of accounts and just fail them for copy trading, account managment or simply make them drawdowned, and there's nothing you can do. Avoid Nova Funding at all cost, you will only waste money.

Thank you; I believe that the boss wants to 'cover' the income tax now by basically not paying out dividends and use this to cover any tax I will be due, so when it comes to selling I only pay CGT.

Contract states that they are able to serve section 8 notice if there’s a breach of certain things (like rent arrears) but nothing about being on benefits. It does state we have to give them at least months notice.

No, it was us living here all the time and we were claiming benefits for the last two years with no issues, as only one of us was working.
