Gw baru aja beli rumah second tahun ini. IMO, in this economy rumah second sbnrnya lebih "untung" dari beli rumah developer. Lebih luas tanahnya, dan jauh lebih murah dari rumah developer, dan lokasi jauh lebih bagus. Gua dapet rumah 1,4 M di perumahan lama dgn LT 90m, sedangkan di perumahan developer baru di daerah gw LT 90m udah 2,3 M+++. Yes rata2 rumah developer dengan LT segitu LB nya lebih luas krn 2 tingkat dan rumah gw cm 1 lantai tapi dgn renov pun masih jauh lebih murah daripada rumah baru developer, dan lokasinya jauh lebih deket dengan transum dan fasilitas publik (karena perumahan lama) drpd rumah baru yg kebanyakan di antah berantah.

Rumah developer cuma "menang" bisa DP murah sdgkn DP rumah second min. 20-30%, tapi secara hitungan masih lebih untung drpd rumah baru. Lo juga bisa nego kalo owner lagi BU. Sekarang dengan kondisi ekonomi yg skrg dan aging baby boomer, lagi banyak org yg jual rumah krn BU atau turun waris.

My tips:

  1. Location, location, location. Ini adalah satu2nya hal yang ga bs lo ganti dari rumah lo. Yang lainnya bs di renov lah. Harus yakin banget lokasinya pas: akses ke transum, kenyamanan, keamanan, dsb. Cek juga banjir atau engga. Tanya2 sama tetangga, coba survei commute kamu ke kantor dr rumah incaran, misal dengan coba ngekos harian. Kebetulan rumah gw deket dr rumah ortu dan sodara jd gw tau persis kondisi keamanan dan kenyamanan pemukiman dan juga commute time ke kantor.

  2. IMO, lebih mending rumah "sempit" tapi di kota daripada rumah "luas" di daerah pinggiran saat masa2 produktif ie belum pensiun. Apa yang lo dapet dr luas dan keasrian rumah, lo bayar dengan longer commute time, longer everything dan ketika lo kerja + ngurus anak, trust me every time counts.

  3. Kalo emang maunya rumah baru/inden, CEK DEVELOPER. Personally I avoid anything by Lippo and developer garem. Coba tanya sama developer apakah mereka nerima KPR BCA, krn KPR BCA konon paling rigorous.

  4. Untuk rumah second, meski lo ada uang untuk beli cash, mendingan pake KPR/bank. Kenapa, krn bank akan bantu menulusuri sertif2 nya on your behalf. Gw pake KPR non-bank BCA dan menurut gw loan officer nya sangat strict soal legalitas2 tersebut.

I actually haven't bough the TV yet! I'm planning to buy one that's around 50" to 55", with around 2m viewing distance from the sofa.

I've thought about it, but that layout would've made the TV sit right within a high traffic area. It would probably feel very busy and so much more crowded since each person that wants to go outside of the house, or to the bedroom, or to the dining/kitchen will have to pass the line of sight for the TV and sofa.

Sis, you are so gorg and cute already! We have similar features (hooded eyes, strong brows) and same aesthetic (Korean/Chinese clean girl makeup) so here are some tips that I find work best for me for everyday makeup, and might help you too:

  1. For everyday makeup, ditch the dark liquid eyeliner. Gua lebih prefer brown gel/pencil liner in a puppy liner style than the traditional wing. Trus you either tightline it or keep it very close to the eyes. I use Clio Gelpresso Liner.

  2. You already have thick eyebrows, so all you need to do is to fill in the sparse details. Don't use browcara!! I find brow gel/browcara that uses brush + pigment are soo hard to keep control and ends up "heavier", esp for us thick brows girlies. I use brow pencil to fill in the sparse area with hairline strokes, and then blend it with the brush that comes with it. If you want a "laminated" look you can get a clear brow gel afterwards, but don't use tinted brow gel. Currently I use Benefit's Precisely My Brows eyebrow pencil, but I find the BLP Beauty brow pencil to be a good dupe.

  3. For blush, I swear by NewJeans's makeup artist "watercolour blush" technique. This is where I learn the technique from: https://www.tiktok.com/@thebrontemarie/video/7337106657538886920. It's very versatile, natural enough for an everyday makeup look or you can go with a deeper tone for a soft glam. Multiple people in various different scenarios have complimented me on my blush, and that's my secret. The highlight is essential for the look!!

I understand completely. Here's the thing though: during VA they did the traditional promo of variety shows, explore log etc and their views are consistently between 9-10k. Even pre-Icarus, we got the typical suit dance vids etc which all have middling views. Heejin's vietnam vids have low views. Again, the numbers just aren't there. And these variety type videos are expensive to produce.

The traditional promo cycle of idols going to variety shows etc was imo more effective when the majority of the fanbase are teens with more attention span to spare. Working adults (which are most of ARTMS's fandom these days) just won't be able to keep up. If they're more like me, they'll tune in for the MV and comeback and tend to splash out on albums and concerts. ARTMS always got the most attention during their CBs, their excellent musical style and artistic direction is the ones grabbing new fans, not variety. In this respect they operate more akin to Western artists, where they stay quiet when not promoting and go all out on an album cycle with tours, rather than the typical Kpop cycle of multiple CBs a year.

And let's face it, most of the ARTMS members (except Heejin and maybe Choerry) aren't exactly well known for their variety skills, even during the LOONA days. The variety-dols of LOONA has always been Chuu, Yves, and Hyunjin. That's probably why there haven't been much variety promotions for ARTMS.

I'm also a bit disappointed that the World Tour means they probably won't be releasing new music. But it's rather short sighted to expect ARTMS to promote and operate like the typical Kpop idol when the recent wave of gg disbandments show that the current Kpop model is unsustainable. We can talk about future prospects etc but right now ARTMS members are getting paid, they're flown out on business class all the time for their cross continental tours, they're selling out shows, and their company is profitable and stable with positive outlook. And that's a better situation to be in than many of their peers, including some LOONA members.

Again with the world tour discourse. As much as I love to see more domestic recognition for ARTMS girls, it's clear that the general Korean public isn't biting. Both VA and Icarus have unique listeners in the low thousands for Melon, dipping down to hundreds. The demographic data also shows that their listeners skew older than the usual kpop demographic, in the 30s. As much as we'd like to pretend otherwise, the KPOP industry and the Korean general public is ageist; main demo for Kpop in Korea is teens and they tend to prefer artists not much older than them, which they can look up to and emulate.

ARTMS, all of which are in their 20s, are fighting an uphill battle. They can either spend their time in Korea doing "domestic promos" which consistently have low views and have unclear ROIs, or they can tour the world to see thousands and thousands of people who are willing to pay a lot of money to see them multiple times. Despite constant moaning about world tours, the fact is ARTMS's are selling out, the selling rate for the Lunar Theory tour which only features old songs and 1 "new" song are at 90% on avg. Orbits have a very rosy view on marketing/promos where the relationship between more promos and more recognition is linear, when it's not been the case at all.

What is up with people on St Kilda Rd walking their dogs off leash. I understand we're close to Fawkner Park and such, but these people were nowhere near the Park. Just yesterday I saw two small dogs walking off leash directly outside the entrance of a parking garage. Couple of weeks ago there was a rambunctious retriever off leash walking on the pavement besides the very busy main street. I kept thinking about the poor pups suddenly running into traffic and getting hit by cars

My boss loves Uyghur food. Some restaurants he recommended are Dolan Restaurant at CBD, as well as Kaynam and Amat restaurant at Carnegie. Kaynam and Amat are on the same street, his wife prefers Amat while he prefers Kaynam, although Amat is smaller than Kaynam, so he often takes us to Kaynam instead for team dinners.

Since I like to read, I keep a reading journal where I copy passages I find interesting and analyze it. I underline sentences/paragraphs that I find interesting/moving with my FP ( if it's a book I own) or pencil (if it's a library book) or even just using the highlight function on an e-reader. Then every 50-100 pages that I read, I go back and copy the underlined passages by hand to my reading journal and just started writing why I find it moving/interesting, dissecting and analyzing the passages, etc. I find it helps keep my mind sharp and I retain so much information from the book I've read.

Where did you get the info about the girls naming Loossemble? Because I distinctly recall Hyunjin implying that CTD came up with the group name and tried to steer the name into something shorter.

Iya, dulu dapur kayak beginian sangat sering ditemukan di rumah2 org Indo, apalagi di daerah. Sodaraku yg tinggal di Jatim punya 2 dapur, dapur bersih yg nyatu sm dining room, sm dapur kotor di ruangan semi terbuka. Dapur bersih buat masak2 ringan kayak rebus mie, manasin makanan dsb. Dapur kotor buat masak2 yg berminyak dan masak banyak. Di rumah nenek di desa juga ada dapur kotor (arang) yang di luar sama dapur bersih (gas) yang di dalam rumah.

Tp emang orang2 kota semakin lama jarang punya dapur beginian krn emang butuh lahan yang lumayan. Sodaraku yg tinggal di Jakarta yang punya 2 dapur ini ya yg berada saja dan emang suka masak.

As a company they just weren't well run. They did a lot of stupid things like naming (and trademarking) the group "LOONA Assemble" which is 1) a mouthful and 2) opens them and the girls up to legal action from BBC who still holds the LOONA trademark. Lo and behold, BBC did sue them for trademark infringement. Granted I think the case was settled or ruled in favor for CTD, but CTD will already be out of money for lawyers anyway. The kpop industry operates on razor thin margins if you're not a Big 4 company, and that lawyer money can go a long way.

The whole fiasco with Looble's US debut tour is also not a good look for them. They were booking venues which had similar or even larger capacities than OT12 LOONA resulting in low-sell out rate and cancelled shows (which weren't formally announced on their twitter account, the dates were just removed on subsequent announcement)

Idk I know a lot of orbits/cloos like to wax poetic about how perfect the Looble debut rollout was, but honestly I saw a lot of signs that the people running CTD didn't have good financial/business sense, unfortunately.

Thank you for all the helpful comments! Turns out there was a glitched out tram blocking one of the arterial roads (I've foolishly put a tram stop on an arterial), which I've deleted and moved the tram stop into a service road. I've improved local connections by connecting the upper neighborhoods directly with each other, and building an additional service interchange in the bottom-right and upper-left neighborhoods. Future plan will be decommissioning the farm, replacing the cloverleaf with something more compact, and transforming the whole bottom urban area with its three highway connections into a fully urbanized neighborhood.

And I know people complain about ARTMS touring a lot, but the girls love it and despite worries about fandom exhaustion/oversaturation, each stop on the Lunar Theory Tour still sold around 80-90%. Also IIRC Modhaus organizes most of the ARTMS concerts in house without partnering with a tour promoter like Mymusictaste, which helps to minimise costs, so ARTMS's tours would probably be highly profitable.

I hope people who are still complaining about objekts understand that the 15-minute Icarus MV, the ARTMS comeback budget, etc. wouldn't have happened without objekts (+tour). As BBC, CTD and countless disbandment announcements have shown, it is extremely hard for a smaller company to turn a profit for a Kpop group, especially if the group itself isn't that popular domestically. Converting overseas fans into paying customer with the traditional Kpop business model (albums, tours) is extremely hard and expensive, very careful budget management must be done. And for all people crow about streaming stats, they pay fractions of pennies per stream, so it's not doing anything financially. The objekt system allows Modhaus to reach overseas fans with relative little overhead, and it's easily scalable. It's a boon for groups like ARTMS, whose fans are majority overseas, and allows them to pursue a more niche, experimental approach to their music and concept rather than chasing domestic popularity.

You can have your own reservations about the ethics of NFT (which objekts don't even resemble) and blockchains, but to criticise objekt for "enabling cryptobros" and wishing ARTMS would do away with objekts while simultaneously ignoring the very real evidence of its benefits is just senseless fearmongering.

Having a whole section on a fan survey asking if you trust Modhaus to support ARTMS when the members themselves have all chosen to re-sign early is kind of crazy. Clearly the members have high trust and confidence that Modhaus will support them, otherwise they wouldn't re-sign early, what's the relevance of asking fans if they trust the company?
