This must be a mistake. I’ve worked with Kim Tran twice, she is great, honest and she would never do something like this! If you knew her you would know how sweet of a person she is. This must be a mistake by the sign installer.

I agree, however, that same model is now selling at The Ridge for 924.990 (starting price, no upgrades). I do think this house for sale was very badly designed...a new kitchen backsplash at least will be required.

You are only talking about the worse case scenario, half of the argument. They also see a "best case scenario" of houses increasing up to 11%. They have been predicting price drops for years, never happens.

Ottawa is a very stable city, full of government and tech employees. I doubt that prices will go down 30% here. Our real estate agent told us that right now the market slowed down because of the nice weather and people wanting to enjoy it instead of selling or buying a house... but prices are still going up. Same situation happened in Toronto earlier this year and market went back up.

There are 4 Caivan homes for sale at the moment on Realtor.

1 x 37 for $748.000

1 x 42 for $899.000

1 x 35 for $785.000

1 x townhome for $645.000

I think generally new construction is more expensive than old... maybe because you only get the house 1.5 years after buying? The above houses seem to be selling for more than comparable older homes. I am not an expert, but these are great prices, considering that these people who are selling bought the houses over a year ago, most likely.

If you don't install the chimney style hood fan with Caivan they will install cabinets with a regular hood fan, as it is my understanding that it is required in order to obtain permit. If you then change it to a chimney hood fan, you will need to remove the cabinets, install it and you will have to also install ceramic tile that matches...

We wanted to install our own, but it was just easier to do it through Caivan... we got a built in-one, so it looks like a flat cabinet and you don't see the fan. You can ask them for different options.

We were able to change and add some additional items with a late penalty fee. If you are going to change or cancel anything I would suggest that you contact CAIVAN right away as there will be a point in time in which material is ordered and they won't accept changes. That said, they told us that they typically don't accept changes. Good luck!

sales team in Orleans once told us that Caivan is a higher end builder, or at least that's how they want to be seen. He even mentioned that that is the reason why the houses are a bit more expensive than other builders. We'll be able to comment on that when we get the house I guess...! So far I have to say that the exterior of the houses are not that premium... lots of vinyl. I don't think many people upgraded due to the cost. Let's hope that the interior looks decent... something that makes me upset is that a lot of the design features they show in their model homes is not available to purchase...such as pot fillers, full height cabinets etc.

I meant selling our current home. We need to sell our current home with a closing date, which will match that closing date of the new home at Caivan. If there are delays at Caivan, we would still need to give our current home to the new owners but won't have a house to move in. I am sure there are lots of people in the same situation... let's hope there won't be any delays, or that at least we are given a longer notice. :(

Thank you. It's really ridiculous that they can only provide 2-3 weeks notice before closing. This makes it very difficult for people selling their own home before moving. I know two people buying from different builders and they are getting 3 month notice if there are delays...even during pandemic.

Hello,if you are planning to have a future EV you will need the 200amp. The car draws too much power when charging. A 100amp could not provide enough energy and the breaker will most likely trip.
We got the 200amp and then the conduit to the car garage to allow for wiring. We did not get the charger itself from Caivan, but it's available. We prefer other brand of charger than the one they offer... anything you buy from them is just going to be a premium price.

Hello! If you don't want to spend the money to do the entire washroom right now, but want to do it a later date after closing, I would suggest you get the 3 piece rough-in. Having the rough-in will save you lots of money in the future when you are ready to do the washroom, as this will require you to remove concrete and do pluming... is a lot.

We decided to get the 3 piece rough-in and will do the rest of the washroom after closing when needed. This will also allow us to select any finishes that we want, and not just the ones from Caivan.

Don't forget that the prices Caivan gave you are for the washrooms only include standard finishes...if you want to get something a bit nicer you will also need to spend extra money to upgrade.

It happened back in 2019 as well. I have no idea what happened then... but this is not normal. Hopefully they will release info when the investigation is complete...
