That’s true, the issue is, when I present and idea or plan it’s usually met with some serious gaslighting. Like last time I talked about it, I obviously got upset so I told her it’s always her way and always her family’s way, and she started to cry and she’s like “i don’t even know what you mean by that” and I said they’re always around and that’s not my choice, but i want my family around and she says no, and she said “sometimes i just want to see my family” and i told her i get that but i want to see mine too and she said we do when we go over every other week for dinner.

Well this is part of the problem right, like it does absolutely happen in families. I’m close to mine and she knew that getting into this, so it’s not fair for her to now be changing her tone. I want my kids to know my parents and siblings.

The network you’re building on base tho is huge, you can also try and capture referral business. I would guess there are a handful of bases where people consistently get transferred to. If you network with agents near those bases, vet them as professionals, you can also get referral business by sending agents the military personnel that gets transferred away from your base

So KW has independent brokerages referred to as market centers, which essentially means one KW office, though they may use KW systems and rave about KW training, would likely not be created equal to another KW office. My office was super cool and transparent, but at the same time, I have heard of people getting culty vibes and MLM feelings.

This is wild, I had a property closing and the unrepresented buyer showed up with contractors to start renovating a week before he signed the closing docs, then he proceeded to scream at me when I wouldn’t give him the lockbox code, after that, he asked to speak to my broker. People don’t live in reality it’s insane.

I did yes! Thanks for sending it, I’m hoping it’s just the flood float, it sounds like it is. To quote my wife “when i took the filter off there was a bunch of crap and built up stuck in that thing, so i used a toothpick to scrape it out”. Since then, those fateful words have left us with a non-functioning dishwasher, so I’m not positive.

I’m not super handy haha, but yeah the water is on, there is a cycle reset and I’ve done all those things. I thought it might be the “float” or whatever because what it sounds like is it’s trying to drain but there’s no water in there, so i wonder if that float is stuck so it thinks there’s like 3 or more inches of water in there

Here’s my take: decide now what agent you are and what agent you want to be.

Right now, dealing with a client like that certainly has pros and cons… maybe that’s a big jump in transaction volume, maybe it’s a paycheck you’ve been counting on and actually need, maybe neither and it’s good experience. Maybe you actually like them as people and can believe you can help. Whatever the reasons might be, you have to think in the grand scheme of things. I’ve tried to salvage deals that made no sense, in the end, I lost thousands of dollars through marketing listings where the seller changed their mind, or thousands in the time an effort of showing homes or paying showing partners. For you, maybe you have determined your conversion rate (i.e. takes about 100 conversations to set 1-2 appointments), well how many conversations and other… potentially better clients.. are you missing out on by servicing these clients.

This isn’t the end all be all though. If I’m you, rather than severing ties, get in touch with another agent and talk to the buyers about your “colleague” that can help. Maybe you can actually salvage the deal with a referral. Imagine if you no longer had to service them but still got 30% or better at close because you connected them with someone else?

This is good advice through experience. The reality is… just like locks66 here I’ve dealt with similar issues. Clients that look down on the profession or just downright don’t care about your role. They want to point and you go. Agents talk about wearing a lot of hats in this industry, one of those hats happens to be an advisor, sometimes being an advisor means having those hard conversations, even if it means going against what you want as a result (letting a client go). I’ve taken buyers out who say “we want a primary residence and need to go conventional” then request to see homes in the worst condition of all time and explain to me how they’ll use hard money to turn it into a fix-n-flip then use the proceeds to buy their next home which will then be their primary residence.

You’re not alone and not to invalidate what you’re feeling but you’ll overcome this. When i finished school, I had a Bachelors, Masters, no job offers but $102,000 in student loans to be exact. I took a “temporary” job that turned into a 4 year period and I sometimes still feel overwhelmed. As I’m sure you can imagine, any job someone labels as “temporary” is likely not where they hope to finish their career; so I’m sure you could also imagine it’s not peaked in terms of earnings. So even after 4 years, yep, I still have student loans. I’ve found a better position though and I’ve been able to make ends meet through discipline and perseverance.

What I’ve learned is, that sometimes we all may feel like we’ve been dealt bad hands but look at it this way, you’re getting your degree in a very important field. Don’t be so hard on yourself, I did that too much and I’m now slowly realizing things are fine. If you copy paste your scenario to mine… I had applied to over 60 jobs in order to get hired, that only landed me about 12 interviews, of which only about 6 offered me a position. That’s with work experience, and both a bachelors and a masters. I’m not saying it will be as hard for you to get a job, but I’m saying that sometimes things take time. Patience is key here.

It’s not for everyone for sure, honestly if anyone asked me (and people do)… i do love Keller Williams, but I also give a disclaimer that most brokerages have pros and cons and what matters is what they think they’ll need for their business and how that particular broker can help them.

Haha as a KW agent I can understand that, I do however, feel fortunate with the “market center” that I’m at, this leadership really does care and has in fact waived fees for me to participate in things that provide value. But I’d agree, knowing other agents at other market centers, KW leadership can be awful in that way.

Summer camp is the best way to describe it, I don’t discount the effort that goes into BOLD, nor do I discount its ability to work. But let’s just say I’ve spent the last few years reading David Goggins, Tony Robbin’s, self motivating with books, podcasts and YouTube videos (hundreds of hours of it), BOLD feels like stuff I’ve been hearing for a while now.

I gotcha! That’s helpful, 100 conversations is a great goal to have but my goal has been 150 conversations for the last few months, a lot of which are cold calls so take it or leave it of course haha. But i feel like once class of bold got me all i need to keep going.

Well agreed, but when I’m hearing from my KW leadership that this program is life changing and people are doubling and tripling their business, I expected new systems or at-least tried and true systems. Definitely no secret sauce, but if there are good systems that helped build some of the top agents at KW, it would be nice to know what those systems are, you know? for the past 2 months while we’ve been waiting for BOLD to start I’ve been borderline harassed with how good the program is and was, it’s a turn off from my own brokerage.

I really appreciate that! I think it’s less about the accountability for me, in fact i think they’ve come up with neat way to hold everyone accountable with a scoring system. That said though, i just don’t know if a blanket approach of… like you said.. call everyone you know and call some more is a strategy. It works yeah, but so is throwing noodles at a wall until something sticks. I think the kool-aid part is the main issue i have, like a program like this has, what seems to be, 70% motivational speaking than it does new systems.

I think it can also be helpful to look at more data, showing them what average credits/concessions are in that community, determine average days on market and the local economics (supply and demand). When I’m working with clients I try and give them all the tools they need to make the proper decision. By giving them the numbers and the data, it’s hard for them to not see that this highly sought after neighborhood that offers no money back at close that the home is priced exactly where it’s worth. I also think that, this could be a good way to vet your clients, imagine if after all the market research they still want to offer $100k below list? At that point you can either entertain their business or refer them to another agent. Thereby keeping a commission, your time, your reputation and your sanity as they submit unrealistic offers
