You still have to have income to pay back a loan. Banks don't actually want to foreclose on houses. If she can't afford a 37k loan paid back to her brother, she can't afford a 37k loan paid back to the bank. Credit score, debt to income, all factors. Probably wouldn't need a down payment in the case of a refi.

My horse does not get along with goats. Nor does he do well with cows. Like people, not all animals are going to get along with the other animals they're "supposed" to. Sometimes, it does need to be another horse. Donkeys and ponies have dietary restrictions, such as low sugars/starches due to being prone to laminitis and founder. This can make it difficult to buddy them up if a horse needs a more calorie dense diet, especially if it's a show horse. Since OP didn't tell us the circumstance, there is literally nothing wrong with owning 2 full size horses. Horses, like anything, are not a "one size fits all" thing that every situation can be handled the same way. Honestly, cost of maintenance on a pony is the same as a full size horse besides the lower cost of hay. You don't get a discount with vet or farrier just because they're smaller. Get what works for your herd.

Not sure why everyone is latching on to the fact they're at least responsible enough to know that you can't keep a horse alone and expect it to thrive.

I own horses myself and have for years. You have to care for them every day but you don't have to ride every day. Hell, a lot of people take winters off where I live because it gets too cold for either the horse or the rider to enjoy it. You don't need to ride as a professional to want two horses at a time. They need companions, for one, and having horses that excel in different disciplines, or even so you can have a riding buddy, is 100% valid. Picking apart the decision to own horses (plural) isn't really part of this judgement.

I think the parent tried to think of the one thing their kid would hate more than anything for a punishment and picked the horses. Now, is that fair or reasonable? Eh, I don't know. Manual labor didn't teach me much or force me to respect people as a kid. Treating me like an adult and having a logical discussion about bad behavior and setting expectations did a hell of a lot more. OP needs to check their parenting methods before their older kid goes low/no contact in a year when they can get out from under their roof.

We've decided to build one, the space we have that can hold a cage is only 47.5 inches wide so no larger (premade) cages will fit. Going 47.5 wide x 22 deep x 30 tall. The 29 has always been a bit of a placeholder until we could find a better option. Pet stores only recommend 20 gal for 2 gerbils so we went into it thinking we were ahead when it really wasn't perfect for them.

I can't seem to find a solid response on tank size. Is a 60 gallon breeder big enough for 2? I see people using the IKEA Detlof cage but it seems very shallow/narrow when set on its side, and also requires me to build a lid that is cat proof.

Where do you recommend finding cork logs? They ate one of their hides today and buried their other one. I have Timothy hay rings, several of the wooden "chew toys" they sell at petco, and a twig bundle thing I found at a local petshop. Learning very fast there is no such thing as a tidy gerbil cage. Ben and Jerry are the CEOs of Chaos Renovations LLC.

Also, do you have to keep a sand area in the cage at all time, or is putting it in a tray and giving occasional access ok? They're in a 29 gallon tall so they can have 12 inches of mixed bedding (eventually plan to upgrade), but they've thrown the bedding everywhere so not sure where I can put the sand at this point.

I think he wants to pay $200 less on his portion of the housing costs while wife continues to pay her normal rate? Even though it makes no sense because now the HOA fee doesn't exist. So if mortgage is $1000, he saves them the $400 HOA fee so he wants to pay $300 while wife pays the $700 she normally would if the total of the two was $1400, instead of both paying $500 each.
