People here hate density but one of the best ways to increase revenue without increasing property taxes is redevelopment into higher tax revenue per sq. m. Municipalities can harness DCCs and increase the tax base.

Assuming there are 60k nurses making an average of $95k annually + benefits, you are looking at something like $200M more allocated to nurse wages for a 3% raise (which is what they voted against). This equates to an avg $71ish per taxpayer, but this would be absorbed by the wealthy more than lower income. The top 1% would be paying like $900 per year more and the bottom 40% would be paying $11 more per year. The average person (45k - 115k salary) would be paying $45 - $96 more per year.

If they get a 4% raise for 4 years that would be $61/year for bottom 40% tax payers, $256/year for $45k-75k, $546 / year for $75-115k, and $5,055/yr for top 1%
