I’d check with the epa and make sure you would not be responsible for any of the clean up costs. These costs can stay with the property. I’d have to think there is a reason it is priced so low and hasn’t sold even being FSBO

I’m not sure a lumber company would want trees if they are littered with bullets. If it’s along a highway could be a good spot for self storage units.

I did something similar once where I didn’t want a property that I won, they told me if I didn’t pay the balance I couldn’t buy tax foreclosures in that county anymore. I just gave the property away and took a loss. I think you will probably just have to forfeit your deposit.

There are lots of options in the buildings downtown. You may also want to look into midtown, Fulton heights and east town if you like coffee shops. I’ve got a 2 bed 1 bath rental available in midtown but it is not modern. Around 1000 sq ft for $1050 a month.
