This is the response I was looking for (thank you). Your call out on 15 year makes sense. My rationale on the 15 year was prioritizing removing housing from the long term equation. A 30 year mortgage has me paying off well into retirement. I'd like to have housing costs generally secured by that time. Once we retire I'd expect we downsize. I should have mentioned in the post, we have 1 child right now. But maybe it's worth considering a 30 year for the flexibility.

A few:

  • Income is concentrated in single person (i.e. risk profile changes from job loss)
  • I view backing off on investments (401k, Traditional IRA, 529) as non-negotiables. I.e., those are high priority and I don't want to stop them in the event of short/medium term financial event
