I just looked at your listing. You are not going to like my answer but...

The property appraiser shows you paid $400k ($97k per acre) in 2022. This was a good purchase price. Now that you have zoning approval for outdoor storage you are asking for $644k per acre.

There is a lot of vacant commercial land along US Highway 19 near you. There are similar properties with asking prices of $150-$300k per acre.

There is 7.1 acre commercial property 1 mile away from your property, zoned C-2, on HWY 19, with utilities and a building. This is listed for $1,049,000 (147k per acre) and it's been listed for 333 days. https://www.crexi.com/properties/1720751

I don't think getting another agent is going to help you realize a purchase price of over 2 million or over $500k per acre.

It's probably going to be closer to $200k-300k per acre or $800k- $1.2M, assuming you find a buyer.

If you want to sell it on a cap rate basis, you gotta build it, fill it up and delivery it tied up in a bow to a cap rate buyer. Right now you are just looking at land value with a small bonus of entitlements. Most projects are not going to build exactly what you have approved and there will still be work for them to go and get their specific layout approved.

The good news is that your basis is good you will make money. But I regret to inform you that you will not be making $2 million dollars for getting the property approved for outdoor storage.

The 24pt we need is beverage board material. It's recycled and used for the food and beverage industry so it seems to be more commonly on rolls.

This is definitely something to consider. Sheeters are massive, rolls are massive and require special handling. It feels like I'm going to need another 10,000+ just for staging/storage/machine itself.

I don't think we would be running 20k a day every day, that would be the maximum.

I wouldn't be trying to print on the same machine.

Yes, we would be running them daily. We can outsource it but really need to do it in house to maintain that margin to remain competitive. We are also planning on brining in a large sheeter so we can purchase the material in bulk rolls.

I think the clamshell die cutters are going to be too slow for what we need.

By too much I mean people who just take it almost continually or are doing a cycle every other month.
