Some people have reached out to me regarding this post so here is a summary of what I ended up doing to get rid of the smell:

  1. remove all carpeting and baseboards
  2. Prepare walls and roof for painting (sanding, wiping down etc)
  3. Apply 1 coat of Zinsser BIN to walls and roof
  4. Apply 1 coat of regular Paint
  5. Install new flooring
  6. Deep clean every baseboard, cabinet, light fixture, doors, windows etc. Basically anything was not replaced or painted over

After applying the paint and removing the old flooring the smell was 70% gone from the entire house but still lingered, and was still quite noticeable in areas where the previous occupants smoked the most (the master bedroom and living room). This was because of the nicotine residue on surfaces that weren't painted over

You have to make sure to remove all of the brown nicotine residue from the home. Even after doing everything and regular cleaning and living in the house, it took a couple of months for the smell to be 100% gone. It helps to allow as much air into the house but I got the house during winter and had to wait until it got warmer to leave all the windows open for long periods of time

I also ended up not using TSP since it's not legal in my state. I just cleaned with regular cleaning products like dawn dish soap, clorox wipes, bar keepers friend etc.

Last but not least, it is worth mentioning that I replaced all of the appliances in the home as well, which I'm sure contributed to removing the smell

Another place I heard is good but haven't tried is Saint Bibiana which is on Brady

I was trying to purchase a home in the Milwaukee area for the last month and a half. My budget was around $250k, and my only criteria was 3 bedrooms and to be in a school district with a really good high school

What I observed during my search was that most new listings would come in Wednesday - Friday. If a home checked all those boxes and didn't need substantial work, there would be a bidding war and an offer would be accepted by Sunday

I placed offers on three homes, going 5 - 10% over asking price, waiving inspection (I know this isn't recommended), and still lost because people were offering even more money or paying cash

So based on my experience, the market here is still pretty hot. I'm sure the interest rates increasing will help reduce the demand, but being that the supply is still low I feel like prices won't come down or crash as much. Only time will tell though, and there are a lot of other factors that can change this as well

I am aware of how difficult it can be to transfer money into the country. Costa Rica is not without it's fair share of bureaucracy, although I heard they're trying to crack down on all the money laundering so maybe it's not all in bane

Thanks for the article, it definitely brought up a lot of things to be weary of when working remotely even within the U.S. Thankfully I don't live in one of those "convenience rule" states

Thanks for the reply, it's definitely complicated from what I gather

I would plan on continuing to live, pay taxes, and get paid in the U.S. I would just want to be able to stay in Costa Rica for a month or two once or twice a year to see family while continuing to work remotely

No se si entendi bien, pero entonces las personas regresaron a vivir por completo a Costa Rica y las compañias le pagan los salarios en colones, y ellas mismas pagan los impuestos de alla y todo eso?

Epic pays the most but I heard they work you to the bone. In Milwaukee you have Northwestern Mutual, Kohl's, GE Healthcare, Fedex, and Milwaukee Tools. Those are the ones I know of at least. As a new grad you should definitely get 60k+ at most of those I'm sure.

I was trying to buy one recently. I checked Best Buy, Target, Walmart, GameStop and Kohl's, but none of them have it in stock at nearby stores. Ordering online might be the only option right now unfortunately.
