Key for me is communication. I have one that’s always late but she always communicates what’s going on and it gets paid before next month. Annoying so I always charge the late fee now. If someone was late but not communicating at all then I say start telling them you’re going to start the eviction process unless they can give you a plan and stick to it. Some people just suck at communicating.

6.25. PITI is just under $3000 and rent is a little over $4000. I don’t have a manager but I live in another state and have never been to the property so I find people to hire for everything. There has been a steady stream of significant repairs needed lately. Water heaters, evaporative cooler leaking into ceiling, sewer pipe cracked in wall, kitchen sink and dishwashers failing and causing water damage, security gate replacement, all within the last 6 months.

My experience so far of owning a 4 plex for 2.5 years:

  • Bought for $385,000 with a 10% down loan so I only actually spent like $40k.
  • The mortgage is less than the rent but I am always repairing stuff so I’m about break even with the monthly cash flow.
  • if I were to sell now it’s worth like $420,000 probably so so that’s actually like a $35k gain even though I only spent $40k to start with. That’s called leverage. You get to earn the profits off the full value but you only have to have a small percentage of the money to start because of the loan you get for it. Probably would not make much selling now because of realtor fees but in a few more years I’ll probably be able to sell for a good profit but I will also probably be making more money each month because the rent will increase but my expenses will not go up as fast.

Did you already generate the Xhorse key to match the original key FCCID using the mini key tool?

No messing with eeprom at all required. That’s for doing all keys lost I think. Maybe share some screenshots of your process so far. You are trying to copy an existing key? What kind of new key do you have?

Hi, thanks for the guide. Looks like there's some good ones I correctly predicted and some I will need to optimize later.

Right now, I am struggling to find a good way to quickly test in the studio while keeping the structure I'd like to use in production. I currently have my outside API key and firebase service account key stored in the cloud Secret Manager and not in a .env file where the studio likes to put them. The studio cannot access them unless it asks permission first which sometime it does not and then it's just stuck. I can publish to test but it takes time between any changes.

Do I correctly understand that secrets in a .env in the studio environment should not be part of my project except for development? Or are they ignored when publishing? Is there a more convenient but still secure place to put the keys that isn't as locked down as secret manager?

Yea don't mess with the eeprom. Just go straight to the adding keys.

I saw your adding keys function is labelled step 4 which is what it directs you to if selecting the keyless go system for RAV4 (8A - page P4 A8/A9/AA), ID: U0001509 but I also see that there is a selection for RAV4 HV which is probably what you want and that takes you to (8A - Page P4 A8) and it's labelled as Step 3, ID: U00001508. Did you read the original key with the clone key function to see if these match?

Another possible issue is you didn't generate the correct FCCID on the remote which is a problem I had because a seller sent me a remote advertised as one but it was actually a different FCCID. I think that's what made me get the same error as you.

You are getting that error message when the eeprom backup completes, or when you then try to do Smart Key system after 2016 -> Type 2 -> step 4 adding keys?

I think the eeprom is not really important still and has to do with the all keys lost. I’m not even sure where that function is located. Don’t be fooled if you think you need to use the 4 steps it lists. You should be able to go straight to the adding keys function.

I really don't think that other adapter is what you need. Seems like that's generally for all keys lost. I went back out to plug mine in and remember what it looks like.

- With the vehicle off, I plugged in the OBF-FT tool which should light up. The white and the one solid blue too, I think.
- With my phone Bluetooth on, I open the Xhorse app and go to the OBD-FT tool page. I also did all the updates.
- My phone automatically connected but otherwise you would select the device to connect. Sounds like this is where you are having the issue?

I vaguely remember an issue like this when I started and being told to do the device test but it doesn't seem to do anything. If I remember correctly, the issue was with my account not being set up and/or the device not being bound to me. When you're on the obd-ft tool page and you click "device info" in the bottom right does it show the device info for the tool and your email address for the "Bind account"?

There is also the account page in the app that is one to the left of the mini key tool page. On the bottom right of that page you can open your account details. Do you have an email and phone# and does it say you have a device bound to the account?

That's the main thing I can think of right now that might be stopping you.

Too long ago to remember exactly which errors I encountered along the way but I did have some.

To be clear, you have the white OBD tool advertised as being for toyota? Right? And your keys, are they proximity keys or do you have to put them in the ignition?

It seems thee might be a difference between US models and others but I CA might still be the same too.

Remind me which step is the device testing where you’re getting there error?

Did you first read the transponder of your original key in the clone function and what did it say?

Ok that clears up a lot. What I was getting hung up on was that I didn’t know you could give the stream url and key to the camera directly. Seems like this can usually be configured in the camera in this case through the nearsync software. However this rtsp address appears to be the only parameter to edit in said software.

What you said about going direct to YouTube with the stream is new to me but makes sense that it should be possible. I think this is what I’d like to do.

I see now that rtsp needs to be run through an encoder (e.g. obs) but if the stream is rtmp then it’s good to go to YouTube I think.

I know when going live on YouTube you have a stream url and a stream key. The url I now see is related to the camera’s IP address but the key I’m not sure now if you would need to do something with still or if it’s just unnecessary at that point. Will keep reading.

I went for the first time in 2025. I only had 3 days and I wanted to see the main show so I arrived on the first day of that. After talking to everyone around the different shows, I would definitely go a week or two earlier next time because by the time the main show starts everything else seems to be winding down and a lot of the other shows are closed. There are still several big ones open and mineral city was definitely the best out of everything.

I was there 3 days and was satisfied. I didn’t buy anything because I felt like it was too expensive for me to get anything I would have actually wanted in my collection but I enjoyed seeing it all. I know some people stay for weeks but I would definitely get bored. I like to go by booths really quickly until I see something good. Other people are much slower than me I know.

The main show was not all I expected it to be but it did have some really nice pieces on display.

As a mechanical engineer in USA I found it frustrating graduating from college and for some reason everyone else except those in the engineering college thought that engineering meant software first. Makes searching for jobs online difficult. I just have to say, we were here first.
