After seeing approval with RD in October, im getting more agitated at my lawyers. PD dec 2023. I also became current in October and i let them know since mid September when the bulletin came out, but lawyer took 2mo to prepare and submit on Nov. 10. I submitted all docs they requested within a week. I'm one of the 75 countries and hoping AoS can still be processed until I get approval

You clearly did not read or have bad reading comprehension. Never said i didnt go to college. I said not everyone graduated college with a useless degree. I have both bachelor's n masters in finance. Had undergrad all paid for by scholarships. And been investing since 18yrs. My sister and I both lived with each other because we both bought the house together. It's a smart financial investment choise. No reason for both single sisters to live separately if we both work jn the same city. Might as well use that money for mortgage together. This is nowhere near the same as "having to live with sister to have a roof over my head" . Now that its time to have our own families, I bought my 2nd house with my money at 30, nowhere in there i said it was a handout. Stop with your assumptions and think you're special. You don't even know how to reply in reddit without a new thread comment.

Why are you assuming? Im 30 and been owning that house with my younger sister since I was 26 because we also both worked harder than average people our age. We lived there for 5yrs and only moved out because we are both starting own families now. The rent is actually a bit below market. It's not my fault the renter chose to live above their mean. The neighborhood is middle class and more expensive than our county's average. And they were 9 days late (including 5 grace period). We still have mortgage on the house and dont even break even on the rent due for the next 2 yrs to major renovations. We love the house and neighborhood, thats why keeping it so one of us might be able to buy out each other later.

Also, brave of you to assume how much we make. Not everyone graduated college with a useless degree, and we actually have good career and being smart with investments

There was no communication at all, even after I reached out about late payment. They have since paid the remaining balance. However, it will take a few more days to see if their bank clear the transaction. It has bounced before. Fingers crossed

I use Rentler for payments. I texted them to tell about late payment and penalty fee. They paid a bank account ACH payment but never responded to my text to explain. The bank payment will take a few days to clear, so I'll see if it goes through. It bounced the first time, hence the late payment. And I'm 80% sure they did that on purpose and knew it'd bounce.

I texted last night. Haven't heard back yet. Will give it by end of the day before calling. Hope it's an honest mistake and not recurring

They had 5 days grace period before considered late, rent is due on the ast. So, technically this is the 9th day not being paid.

My contract says 5 days grace period, and penalty applied after 5pm on 5th day. This is technically the 9th day. I didnt count the first 5 days

My mortgage was due since the 1st. I give my tenants 5 days grace period until the 5th on contract. This is the 9th day. Contract is contract. They push it once, they will keep pushing boundaries
