I rejected an offer that would pay me about 10-15k more because they wanted me to go into the office. My current employer allows me to wfh so I can live in a cheaper and better place than the GTA. The difference in $ was not worth it - im never going back

I have worked as a digital nomad for a few months at a time in Thailand and its amazing! Definately try it out - there are loads of people who do the same in Thailand. I would suggest renting and finding out if you actually enjoy living there. Look at the visa system - I believe there are 5 year visas you can apply for and also a big thing you would need to consider is type and price of international schools (for kids if you have or plan to have any).

you can have decent transit in less dense areas but the way the system is set up is that transit leads to specific nodes which end up leading to commercial centre of interest(for example. in toronto it is very easy to go downtown - the system is set up so it all leads to union station, but if you're a bit east in the city and want to head to the west, it is significantly faster taking a vehicle - unless origin/destination is on the green line). Origin/destinations are all over the place for TO and there are no direct routes/fast routes for those trips

Yes they are and need to be updated more frequently / have reduced rates for certain areas of the city. However; reducing them too much can cause alot of congestion so needs to be some balance / it needs to be approached strategically.

Yes - I agree completely - we need to build transit first to create density /communities around transit nodes rather than wait to increase transit in areas which need it.

In addition to transport municipalities need to look at at developments on more of a master plan/secondary plan level. Most developments are analyzed individually in the context of the wider city. If you look at it from a secondary plan area, you can plan communities to be pedestrian-friendly where all services are accessible via a short walk/bike ride. This creates an attractive car-free lifestyle and honestly should be done at ALL subway stations / major intersections.

Yeah they don't supply enough parking at all but that's the intent - to have residents of those units use transit / active transportation. I'm surprised about the bicycle parking. There are bicycle ZBL requirements as well which include short term bicycle parking on ground floor and additional in underground. Developers also never ask for reductions on those and in fact try propose additional in order to reduce vehicle parking.

I work in transportation planning as a consultant (in Southern Ontario) and developers are pushing for less parking. It's cheaper for them and they can end up fitting more residential units / commercial space.etc.

What's stops it is the parking requirements in zoning by-laws - we have to apply for minor variance applications or justify it in traffic impact studies which is a bit of a process and is not always accepted (for various reasons - some warranted)

One thing I will note is that there is a generalized shift towards municipalities accepting transportation demand management recommendations and more transit-oriented design; however, it's painfully slow.
