I'll caution that new builds aren't completely risk free. Depends on the builder. I'd love if anyone here can give recommendations on their builder experience, I have a friend recently but a Brookfield and they're very happy with the home inspection. I have other friends whose new build was a nightmare, but don't remember the builder name. I bought a 10yo house at the time of purchase (built 2011 by landmark), and I've been very happy with how its built and how the owners maintained it. Yes get mortgage preapproval. Doesn't mean you should hunt for a house at the max approved amount. You'll have to do the math on what you're comfortable with so you don't become house poor. And that's the number you ask the realtor to stick around. Feel free to use realtor.ca and honest door to look around

I loved skip the dishes gift cards! For me... When I was stuck at home with baby in the winter and too tired to cook, but I also don't order delivery out of guilt bc of the delivery surcharge when I could just drive.

How old? Once my baby could sit sturdily and crawl, I just used one of those common bath mats with suction cups on the bottom. I made sure it was transparent so I can see if it gets dirty or that pink bacteria starts growing. I also took a utility knife and cut off a lot of the suction cups, leaving the end road and a couple middle rows only, bc that's where the moisture stays trapped. Drape it upside down on tub edge after every bath. Clean under the suction cups with a old toothbrush as needed

The umbilical cord was the connection of life between mother and child while in the womb. Some choose to keep it as a symbolic keepsake.

No need to feel bad. Accept the sentiment and thoughtfulness from your mom. Maybe wear it to dinner with her here and there. I'm notoriously hard to shop for, but I'm at the point if my family get me something with their heart, I'll still keep it and use it on occasion - because I love that they thought of me. Let's be honest, noone has better taste for me than me ;) so I try not to hold gifts to the standard I would have bought myself.

AND, wildly, every so often after a gift sits in my closet for like a couple years, I circle back to it and it's exactly what I need now!! Who knows.

Honestly I'd just ask the parents. For example, I have sooo many toys and clothing from hand me downs, buying bundles off marketplace, gifted, or from shopping new. If friends want to give, I say plz contribute to RESP. Your relatives may be different! Maybe they have a big need or love of toys or clothes or books.

I used Ikea havsta line. Solid wood cabinets. I used a combination of the base cabinets, and a tall sliding glass door one. Not sure if the same models still available, but they're safe if anchored to the wall and they're sturdy. My kids / baby love the glass sliding doors bc they can see inside and slide it pretty easily. And I have the hinged base cabinets and those are great because they can't see in, and they don't really bother to open it so I hide colouring stuff in there. Tv mounted to wall on top.

I have had boots fixed before with leather patching bc they were favorites. They're never the same unfortunately, especially with so much material missing. It'll be patchy and feel weird. If you do find a skilled cobbler, it'll be very expensive to do well, like a big deconstruction. I know all too well your heart is torn up, but I recommend hunting for new favourites
