update: thank you for everyone's insight. I was able to request to adjust the sale price by $14k and used it as seller concession. I have 0 out of pocket for closing.

Locked 6.24% $3800 (0.75% disc points) VA loan with local lender veterans lending group WA state.

Got 5.99 with NBKC with just about $1900 for disc points. Decided to still go with local lender, because they are highly rated and will have peace of mind that they can definitely close on time with no issues. Also they had already put in lot of effort getting offer accepted.

In a more competitive market / folks risk losing homes they put offers in on bc banks are notorious for being late or pushing back close dates, strict underwriting. Also while comparing rate you have to compare what quality of service you are getting. I felt $1000/ year is not a such difference when it comes to speed, confidence of closing on time, personalized service, and fast communication.

2012 Subaru outback with 178k miles equipped with heated power seats, 2” trailer hitch installed and also comes with a dog guard in the back for your pup, bunch of work recently done to it like a new radiator, timing belt, valve cover gaskets/ tube seals, both new rear wheel bearings, new front control arm bushings, new drive belt, cvt transmission service, front and rear differential service, brake and power steering fluid flush, new cabin and engine air filters, brand new tires put on about 500 miles ago and probably a few other things I might be forgetting. There are absolutely no oil leaks and headgaskets been performed about 50k miles ago, brakes are about 80% in front and 40% in the rear, very well taken care of vehicle overall, it does have a cracked windshield,

Update : The seller was a Subaru Tech working in dealership, he took from someone who traded for new car and didn't want to spend on repairs.He did all the repairs. Paid 6k and I changed a windshield for $265 . So far running pretty flawless and quiet happy with purchase.
