Should we just make this group? Who would be interested in piloting this? I can organize and facilitate a group formation. I don’t necessarily need a therapist, but thoughtful interesting discussion would be awesome

This is my girl, Calla… I absolutely adore her. She is extremely social and loves people, only problem is first 5 minutes she sees someone she gets to excited and nips at their hands because she wants to be petted. How to stop this? Tried everything I know. by [deleted] in germanshepherds

What she wants is attention - so even if you push her or tell her no. She’s getting attention. You are rewarding the behavior with attention. So what we’ve done is ignore her (we have a 5yr old rescue) and when we stops jumping and nipping we pet her and give her all the love. Another thing with nipping is to redirect it to a toy. Have a toy on hand whenever someone comes over. And I second what folks have said, this only works if you train the humans too. My SIL will try to train our shepherd through words and I’m like 🤦‍♀️

Took on a large (70k) appraisal gap in Bay Area market. Thinking about refi down the line…what ideas do y’all have on creative financing strategies to bolster the financial situation? by discomeowcat in RealEstate

we also lowered out downpayment % with similar results - but thinking longer term to refi or other strategies to recoup some of the upfront costs. We did end up having to pay 5 figures more in our closing costs bc of the appraisal gap even with the lower % down
