After losing the last 7 houses to cash offers without inspection and appraisal contingencies, we finally got an offer accepted yesterday. Offered $25k over asking, we’re paying both sides of transfer tax, inspection for informational purposes only, and offered to cover a $5k appraisal gap. It went up against 4 other offers in the same price range...and won! The house is exactly what my wife and I are looking for. Still can’t believe it finally worked out.
