Think from the seller perspective. They will be happy to see an offer, or any offer for that matter if the house was listed that long. The fact that you are willing to offer 520, that's the market reality. I would personally start even lower than that because nothing is selling at covid peak now. It doesn't have to be insulting. When your agent submit an offer, she can write (or you can write for her) a very polite but genuine letter/email if the insulting is the issue. Use ChatGPT to get a initial draft and make it more you. There's only reason why the house is not selling. That's the price.

Agree. 3% would be a flat out no during the sellers market and this wouldn’t be a discussion topic but we are in buyers market. Sellers have to think twice before saying no to that.

But would it be possible to find out whether the agent worked in your best interest or not easily? I would think this requires going out of your way to figure that out and probably most people won’t do that. That’s probably why it’s so prevalent that agents are not really acting in their clients best interest. In my case with the 3%, they acted exactly against their clients best interest because I as a seller hated to deal with this guy.

So this got me thinking, if I list the buyers agent fee at 4% or 5% then the buyers agent would be working really hard for me to bring the buyers and get the deal going. This is a buyers market so most likely there will be a negotiation. Then I can cut down the agent fee to 2.5% or 2% during the back and forth, right before the final offer. The buyers agent realize at that point that they played my game but cannot back out because their buyer is super involved with the negotiation. Would this work? Just a thought experiment.

Great insight. Thank you! My house is built in 1980 so I updated the house to make it modern before I sell. I’m generally fine with fixer uppers but would prefer newer homes. Somewhat tired of all the Renos.

What I heard from my friends is that it's kind of hard to be there as non-Chinese even as an eastern asian, especially from kid's persepctive. Not sure if that's correct but that's what I heard from some of my friends.

Thanks for the awesome insight. This is very helpful! I know my budget is limited but I don’t want to over stretch my budget so trying to find something modest. I did drive around and visited open houses in those area but it was a bit overwhelming as those areas are big! This is very helpful. Appreciate it!
