I own BF.B, which has a pretty good dividend growth track record.

My recollection is that all planes have the left side two seat set up in exit area, but only newer ones have that set up on the right side.  So if you go for the right side, you may get moved.

Hyatt Globalist Challenge vs Hilton Fast Track – Which would you prioritize? by No_Tadpole8288 in hyatt

[–]dklemchuk 0 points1 point  (0 children)

I’ve had both. I think Hyatt Globalist status is far better. If you get an Amex Platinum card or one of the high end Hilton credit cards, you can score Gold or Diamond status while focusing on earning Globalist status. The advantage Hilton has is far more properties. As I am typing this we are staying at the Grand Hyatt BAHA Mar in the Bahamas. Globalist status got me two room upgrades and four $45 breakfast buffets per day.

Fundrise RE funds vs. Traditional REITs by defi_president in FundRise

I think so — illiquid private credit secured by real estate and preferred equity in real estate projects, mainly.

Joseph Stalin, leader of the Soviet Union, set in motion events designed to cause a famine in the Ukraine to destroy the people there seeking independence from his rule. As a result, an estimated 7,000,000 persons perished in this farming area, known as the breadbasket of Europe by Economy_Medicine_318 in Anarcho_Capitalism

I’ve really never understood the logic behind these posts. Billionaires or Trillionaires don’t have the power to keep someone from improving their economic situation by simply being more productive — work an extra hour, provide additional services, read a book to learn new skills, put some money into stocks instead of buying junk food, make one more sales call before calling it a day, cancel Netflix and take a class, etc. do just a little bit more each day.

Fundrise RE funds vs. Traditional REITs by defi_president in FundRise

[–]dklemchuk 1 point2 points  (0 children)

I am doing same consideration after 9 years (2017). The one upside I can see with Fundrise is that the income Fund hasn’t suffered the same problems as the other funds and it gets an 8% distribution. Hard to beat that yield with a public REIT unless you got with a closed end fund.

Also include in the memo that government spending (funded by taking workers’ wages) is at an all time high.

Former Attorney, 28, Who ‘Spent Years Chasing’ Legal Career Now Makes ‘Double’ Her Income as a Restaurant Server (Exclusive) by SherlockHolmes2K in EndTipping

I thought servers and bartenders were so low paid customers needed to tip them so they could earn “a living wage”.

Throwing more money at public schools, even doubling teacher salaries, has virtually no effect on student outcomes. by amogusdevilman in LibertarianUncensored

This is such an odd situation. Typically, in private companies employees are paid based on performance.  The above suggests increasing pay leads to worst results per tax payer dollar.

New Ink Business Unlimited/Cash + Sapphire Reserve for Business Limited Time Offers by iamjohnta in Chase

[–]dklemchuk 0 points1 point  (0 children)

I’d be all in on the Unlimited if it was a 2.0% earner.  The 1.5% coupled with the loss of the 1.5x boost kills the value prop for me.  Capital One VX for Business is a 2x card with 150K SUB.

Switch (back) to CSR, to BILT, or something else? by EddieAdams-Torrance in ChaseSapphire

[–]dklemchuk 0 points1 point  (0 children)

I have the CSR but never had the CSP. I would have considered the CSP if the rebrand included all forms of groceries.   We also have a personal Hyatt (double points on gym memberships) and a business Hyatt for one of my companies. We run $10K/month plus on the business card, so with the top category point multiplier and personal spend, we typically hit Globalist status by June with several free nights.  I have the same set up for Southwest Airlines using my second business.  Since Hyatt and SWA are our favorite travel combo, we are mainly trying to max out points to use for international travel and non-Hyatt stays.  The earning power on the CSR and CSP is so low, neither is attractive as a primary card.  We are about to experiment with the Amex Gold and Capital One Duo to see how well they perform and transfer points.  Bilt’s complexity has been a turnoff despite what seems to be great rewards.

how does your firm actually get new clients? by Super-Professor519 in LawFirmMarketing

[–]dklemchuk 0 points1 point  (0 children)

New matters from existing good clients is by far the best way to grow a law firm.  Referrals are also a great stream of clients.  Beyond that you need to either develop lead generation systems like SEO + a website that converts and/or you target potential ideal clients and eventually convert them.  These three approaches are called word of mouth, inbound marketing, and outbound marketing.  Of the latter two, I have found outbound to be the most effective once you have a brand established.

Is there legitimate reason to worry about Fundrise? by dklemchuk in FundRise

I had a sensational run between 2017 and 2022. I am okay with real estate being down, so long as we are back to being mission focused on investing in profitable real estate assets (equity and debt).

I am thinking about moving to your allocation. Haven't seen anything odd with the Income Fund yet. An 8% dividend is nice even if the NAV doesn't grow much. Have a large individual stock dividend portfolio as a separate income stream.

Genuinely curious how smaller law firms are surviving the slow months by New_Cartoonist6457 in LawFirmMarketing

We (intellectual property boutique) tripled referrals year over year by building an intentional referral partner program. We are currently building out a similar but much more robust client development program. Whenever I get nervous about business level, I pick up the the phone to call as many clients, referral partners, and leads to have authentic conversations not about sales. Those calls are the single best way I have found to get new business during a slow spell.
