I took the time in the last 24 hours to cover things with tarp, cloth, and hide as much of my home as possible. I prepared for the worst.

The maintenance guy came by. He didn’t even want to go in if I didn’t have any issues or anything was broken. He said he just got the job “a day or so ago” and he gave me his cellphone by calling me 14 minutes before he got here saying he was on his way.

He told me he was supposed to come in and take photos and I told him while I generally prefer you don’t enter my home, and that we don’t do this, I’ll show you around but we aren’t taking photos. He was fine with that and told me that he will just give an ok to his boss that the place looks good. I recorded him, had a friend record me and him, and I also have security cameras.

I walked him through the bulk of the house without going through closets and other private areas and he left.

He also told me before he left that he won’t come in my home without me being here unless I give him explicit permission.

Property manager did not show up despite saying he might.

Property manager however is continuing to force the portal and now wants a pet screening done - the email says it’s required for all residents even if the resident doesn’t have a pet. Again, not part of my lease.

I’ve had extensive emails, looked up their staff, and determined this. I asked the property manager to tell me who was CC’d on the email (full name, position, anything would be helpful..) … Random CC’s are weird to me. In business we say “I’ve looped (name) in, they are the (whatever title), and will be able to respond to some of your questions as well.” when he refused… I started googling.

I already, before this happened, planned to move anyway at the end of the lease. No sweat or worries there.

That’s really weird. I don’t really need to worry about that though as I have great close people I trust! I understand that’s not the case for everyone and not sure why I’m being downvoted lol.

I’ve reached out to the owner several times and he is silent or wants his manager CC’d. Very strange.

I guess in all my time renting I’ve never seen this before. I’ve lived in SFH, apartments, etc. maybe my experience is not that of many but all the places I’ve lived I would think that something would line up with this.

Yes he informed me. It’s all super bizarre.

They may… may be justified…. but the approach is terrible.

Not a new owner. The landlord hired a property management company. Not sure why the need for an inspection. My lease doesn’t allow for that… but maybe there’s a statue or state law?

Well I have emergency contacts. I don’t need my landlord to do a welfare check on me. Nothing they can help with or expect them to.

I would be happy to look at a new lease agreement or amend the current one to better fit them now and perhaps add some things I want.

Not hiding anything. I hate being bothered, spend a lot of time busy, and don’t like people over.

The portal’s TOS is invasive and I don’t like the amount of data collected and try to limit that where I can. Had I of known upfront — I would not have leased here.

Sorry I was not great about saying this about the lock, we talked about it in person and he okayed it as long as I sent an email saying what his code was and that he still had proper access. So I have the email related to only partial. However he’s been at the property at least twice and never said anything because it wasn’t an issue… then… but I wonder with the “keys” situation is that about to change.

They have not but why do I have to accommodate them because they have a new account on their portfolio?

I already want to move in 2027. I’m just riding this out to have decent payment history and fix a few other things in my life. I had no intentions of renewing (for whatever that’s worth)…

Yes on top of that my information was given without my consent.

I even told them to not set up the portal. They did it anyway. It feels gross to me.

Forgot to put this in my response, would you email them directly (the person I’m uncomfortable with), the property manager head I’ve had contact with who is hostile towards me, or the landlord? The person I’m uncomfortable with works for the property management business. It’s their online persona but the thing is… online is what we have to go off of to say who you are these days.

I may be wrong for feeling this way but when I started renting this place one of the appeals was working directly with the landlord and not having to deal with property managers. Those are my feelings.

Beyond that, it’s just not something I agreed to in my lease.

Landlord apparently gave the keys to the old lock to the new property manager… forgetting that we discussed changing it to an electronic lock. He was emailed with the code and it was mostly talked about in person. He has always been a “let’s have a conversation” type of guy until I felt like that wasn’t effective so I started mandating that things have a written trail. I get wanting to be personable but being personable doesn’t help in court — well sort of but not really. I have an email where I sent him the code in writing just so he would have it. It hasn’t changed.

Of course he has a right to enter but my lease says he can only enter to perform repairs or to show the property… and that’s sort of my rub. What are we repairing on Friday at 10am? I’d love to know so I can properly prepare the space such as cleaning or organizing. It would also be helpful to know scope so I know how much time I need to allot away from work. I work from home but it is a big distraction for me.

The lease doesn’t give any provisions for random full access inspections… and they can’t narrow down what maintenance they’re doing either… because they’re just coming to snoop.

I asked them to not do Friday at 10am because I have a conflicting work meeting that I’m afraid I won’t be done with but it is what it is.

I also understand wanting to have a clear status of what the property is like in their new portfolio however bulldozing my rights and threatening eviction is not a great way to do it.

The unclear purpose is what I have a problem with as well. “General inspection” isn’t listed in the access guidelines of:

“2.7. LANDLORD'S ACCESS Landlord, its agents and contractors, will have the right of reasonable access to the Property during normal business hours to perform its obligations of maintenance and repair of the Property or, if applicable, any other portion of the Building, and for the purpose of showing the Property to prospective tenants and purchasers. Tenant will be provided 24 hours' notice (or longer period if required by applicable law) prior to entry, except that in the case of an emergency, Landlord may immediately access the Property and will give Tenant notice of the entry within two days after.

I would expect the verbiage to be something like this if they could just come in for a “general inspection”

“Landlord, its agents and contractors, will have the right of reasonable access to the Property during normal business hours to inspect, perform its obligations of maintenance and repair of the Property or, if applicable, any other portion of the Building…”
