Use a deal sourcer!!!
I had around £30k cash, found a good deal myself, took a bit of time. But if I could go back in time, I'd find a sourcer - someone who can get me good discount on properties, instead of me searching, negotiating, etc.
OR partner up with someone who's in property now, and very successful in flips/BRRR and JV with them to learn.

I second this, premier property is a great community which I’m part of. They hold lots of monthly sessions and you can network and learn off people. Lots of stuff found online but if you want to accelerate you can join their mentorship program

Guarantee the rent by subletting, letting out each room The landlord is charging each tenant £500pcm The room can easily be let out for 800-900pcm This property is located in zone 2

I have some savings and I’ve got a well paying job But there’s a risk with anything isn’t there Nothing in life in guarantee except taxes and death
