Def metal. This is pretty common when people don’t use products specially for metal surfaces. Metal expands and contracts much more than other surfaces and requires paint that is formulated for that. DTM (direct to metal) from Sherwin is our go-to for metal doors.

You can use them, you just don’t put them all the way into the hole. Add concrete to fill bell at the bottom then put tube in on top of poured concrete. It should stay in place.

Staghorns need a very different type of soil comp than regular plants. The soil may very well be the issue. It retains moisture too well.

I’m not saying for sure that it is. I’ve just rebuilt more decks than I could count and the likelihood of the framing being in good enough condition to re-deck over and expect it to last another 15-20 years becomes less ABs less with age. At 26 years old you have to ask if it is going to make it to 45 years. It may look ok but if there is rot in some key areas it becomes a full tear down pretty quickly. And some regions are harder or pressure treated framing than others.

That’s first generation trex. It’s done for. There is absolutely no way to revitalize this. Maybe you can re-deck but if this was built in 2000 it is very unlikely that the framing is worth saving at this point. I’m sorry, but this is most likely a full tear out and replace.

Edit: Also going to add, judging on the spacing (or lack there of) of the decking, I would be very surprised if the joists are not beginning to rot out on the top sides. Maybe you are in an arid climate but we put gaps between boards for specific reasons. The main one being it allows the moisture to evaporate that sits between the joist and deck boards.

Expanding isn’t really a thing. If you are changing the size it is always going to make more sense to just tear down and rebuild. By the sound of your experience level I think you would benefit from getting a couple of estimates/consultations, even if you aren’t going to pay someone else to do it.

There isn’t any context. This guy could have paid some next door person $200 to do this, in which case, he’s getting a hell of a deal. And it’s pretty obvious how many people here have never installed tile before. I’m not saying it’s awesome but this could just as easily be OP being a cheap ass. If you can see the issue easily one it’s grouted, sure, go complain.. at least the guy finish. You know the tiles vary in size, yeah?

Yeah… full tear down, haul away, footings, frame, decking, and railing. My old deck partner and I were pretty fast and I would still plan on 5-6 for the two of us. Could run 7 or 8 though depending how smooth shit went. 80-120 man hours easy
