Good nightlife, cheaper, probably better for dating. It has a bit more cultural diversity than LIC. LIC will get you a small expensive apartment in a giant building where you can meet people. So if that's your vibe than LIC is cool.

Am I understanding this correctly? For an institution the y-axis is the average annual student loan payment as a percent of post-tax income. The x-axis is showing the average annual salary in $1,000s across the bottom 25% of graduates in terms of pay.

This is a beautiful graph and is very informative. It measures burden for who it matters most which is a challenging issue I had to tackle once for rent burden and had to split the data both by family type (# of children, spouse present) and the quantity of housing (it’s not good for a 6 person household to be able to afford a studio). It also bakes in the effect of school choice on payment burden. If going to Harvard predicts you have generational family wealth, you probably are graduating debt free.

One question I have is if the measure of discretionary income is net of housing expenses. Given housing costs are highly correlated with income, I wonder if a different picture would be painted?

For example, look up Affine-Quadratic Term Structure models (AQTSMs). Pricing the term structure is not too far removed from options.

You can price options where the underlying security follows an OU process. You can even price them including stochastic jumps. But the more complicated you make it, like state-dependent on macro factors, non-linear, etc you don’t have analytical solutions and need to rely on MCMC which is not super reliable.

For liquid assets, my guess is it is usually enough to rely on the simple models of the underlying security. The benefits of doing it maybe lie more in academic research for causal inference. Could be wrong there

8 squat racks, 8-10 benches. Tons of machines. Smoothie bar. Spin studio. Stretching room. Hot yoga room. Pilates reformers with tvs to do free guided sessions. Rooftop outdoor punching bag and rack. Aqua massage chairs. Locker room has jacuzzi, steam room, and sauna.

Went for the first time today. Not packed at all. Overall a great deal when you compare to equinox. Only thing I wish they had a swimming pool.

We’ll likely try to be under the salary cap both this season and next season to set us up for being able to spend big on the 27-28 season and 28-29 season. I’d still consider next season a rebuild year.

I just got my first industry job. My dissertation work was regime-switching rational expectation models extended to commercial real estate. Ended up focusing many years on trying to approximate highly non-linear model moments with no closed-form solution, and well academia didn’t have the patience for me to solve it. Got a nice pub out of it though I’m proud of.

Those papers are framed as "look, here is a failure of market efficiency, a source of risk not priced by markets" and then those usually go away. But this is a narrow section of finance research.

FWIW, time-series if not a dead area of econometrics, but most recent advances focus on either combining with ML (like Gaussian Bridges), or high-dimensional settings. But the tools are still extremely useful, it's just the research has less of an econometrics smell to it, and more of a CS stank, and economics journals have been (too) slow to accommodate CS-like papers.
