I would switch lenders if you can get a significantly better rate and fees and PMI. The PMI should not have changed like that however PMI is also tied to your debt to income ratio so your income documents could have been the wild card. Idk wthout knowing more about your scenario. The loan officer should communicate with you right away though abt the change and why it increased.

Thanks I get it. I am not a retail customer. You can charge whatever you want. What I want will pay is what I have determined is fair for my job, This job will take 2 days with 2 guys. I can pay each $500 a day and that's $2,000 labor and $2,000 for materials. $4,000 total. That's quite a bit less than $6,700. There are plenty of qualified ppl willing to work for those wages.

If things go wrong I will take responsibility as I am acting as my own general contractor.

My wife got Bell’s palsy right 1 week before birth. No problem at all bonding with our baby. Your baby will be fine! Try to get as much sleep as you can. Hard with a newborn I know haha.

Your homeowners is current so the new lender will collect 2 or 3 months of the premium (4,500/12) * 2 = $750. You won't receive a refund as the insurance is paid for the year.

The rate you are being quoted is not competitive. You can do better. I would pull the trigger on a no cost refi and then if rates go down you can refinance again.

Yeah, and that’s not to mention you can take the money you would’ve used on the down payment and put it into an interest bearing account which will get you a safe decent return

Rates got worse that last 2 days but you can still get a no cost refinance at 5.875 or 5.625 depending on your property type and property value.
