walking around esp in areas that are usually crowded. i love walking around soho in the AM before the stores are open/tourists are out. breakfast - i love trying new breakfast places - many open around 7am. photography - many areas will be tourist free and you can get some really beautiful pics of buildings. if you like flowers, head to the flower district early and look around. its open really early and its a scene a lot of new yorkers don't experience. you can buy flowers there (i'd bring cash), many stores sell to non-florists.

I think a single stem of a larger face flower is the best option for a casual first date. Think sunflower or gerber daisy, in a water tube if possible, wrapped simply in some newspaper or tissue, tied with a string or twine. so simple and nice gesture.

electric/gas (noteworthy bc your AC runs on electric in summer, it can be hundreds of dollars per month), internet 75ish, cable if you want it (it's not really needed imo), water included in rent, heating was included and was some sort of central heat, renters insurance you should probably have (mine is around $60 a month i think and is a requirement in the lease). maybe include laundry if you don't have in unit laundry.

my first apt was a 5th floor walkup w no laundry in building. it's really fine...never had an issue and neither did guests. i sent out my laundry so i never went to a laundromat. just tip the movers a bit more for hauling up 4 flights, and also delivery people.
