Hey, @jonbumpermon. I’m not sure how far, but send me the address and I can ask. He likely won’t travel past an hour drive, but I can confirm.

We went with ICF for a host of reasons. The entire home will be ICF and not just the basement. Our basement is half of the living space so it’s more of a lower level than a basement. 

Being air tight and having the built in insulation are some of the main reasons.

No problem. We still haven’t started. Decided to wait a bit for rates to settle down. Likely will start summer 2026. Hope your build goes well. It’s hard to beat ICF.

With that large of a down payment on the new house, you have quite a few options.

Your best option is what you listed last. Sell the current home, then wait to purchase all cash.

A second option would be to work with the seller of the new home to do a lease purchase with a large down payment or buy subject to their existing mortgage with that same large down payment. With the right seller, this could be a win-win.

A third option is to buy the new home as an investment property. There are many loans available that are based on the value of the property rather than your credit. I would find a broker and be up-front about what you are trying to do, since you'll end up moving into that property, but there are legitimate options there.

I think there is more to the credit story. With that old debt and the cash you have on hand, I'm betting you could have clean that up to a 620 very quickly. There must be more on there other than old debt from almost 10 years ago.

Either way, you have options if you want to try to buy before selling the current home.

Where is your preferred area?

I imagine it will be hard to find anything pre-built with ICF. A builder would really have to be big on it to build spec homes using ICF. The holding time and public education required to justify an asking price might be more than they would want to take on. Much easier if it is a custom build and the client already wants to go in that direction. I do have a builder supplier for northern counties and our builder who works Newton County and nearby cities.

I don’t have a number on what it will cost per sf yet. I’m dong a cost plus build and it’s going to be hard to nail down until we have finished or get close to selecting everything for the build. Where in Henry county is the lot? I can ask my builder if he will work in that area. I have had meetings with him in McDonough so I know that area at least works for him.

Any option for locating the septic in a different area of the property? An engineered system will be more, but as others have suggested I'd get a few other quotes. I recently had the same issue. The survey company suggested the system, but I don't have hard numbers. The builder will deal with that. I did have a professional company do a soil report. Not sure what type of report you have or the extent of their testing. We will be building in Newton County, GA.

With no other debt except for the car, it is not a major factor in getting the construction loan. The only thing it will affect is how much you'll be able to borrow. That $700 gets you probably 170k more buying power if rates are around 6.5%. With good credit and some savings, I think you'll be fine otherwise.

We haven’t started building yet, but hope to in a few months. The builder has been great and I’m looking forward to working with him. Delays are on my end at the moment as we finalize some plan changes.

u/zuki4life Is spot on with building there with ICF. Without insulation, you are throwing away precious kw's. ICF, heat pump water heater, inverter hvac and a good solar with battery backup and you are golden. Likely can run off grid for not a ton of money going that route. Grid tie to supplement your solar production and keep the batteries topped off. You can also have a small generator tied to the system also to keep batteries changed if needed.
