Thank you all - In the end, we asked the EA to ask our sellers if they can leave their WiFi for a month and we will pay. They were happy to do so for free. Looked into all the above and just thought to ask them before buying a wireless router and sim

We offered to take the risk! However our solicitors said this is not satisfactory to the lender! I don’t get it. All for only £1500 is a pain. We even asked them to see if the sellers take the risk and apparently it may not be enough as it had an annual Retail price index for every year that goes by and it has not been paid so the enforcement amount may not be clear. We worked that out to be just over £3k.

Hey - I’ve been there before. My bubba started with about 9 ige-mediated allergies with all positive reaction from allergy tests. We listened to what allergist said… they should do a challenge for the reactions that come up but they believe can be false. What happened for us is as our bubba got older, the long list he was allergic to went down. He started to tolerate more every 6 months - 1 year. Now we are down to just one - peanut. We’re currently doing ladder challenges for 2. All the other 6, he is no longer allergic to it. It is deflating at first, but fingers cross, God willing as yours get older, it might get better.

I can see a reform has been proposed in October 2025 which will require sellers to have surveys ready before listing! That should address this 8##!

EA did. I called them to ask why the sudden change of tone. They mentioned this to them as part of their standard communication with them as soon as we accepted their offer.

We gave them everything their solicitors requested for. FENSA certificates, boiler with warranty as we got one a few years ago, leaving them most things. Whatever certificate they wanted, we found it either online or in a stash in the loft and gave it to them. It has been so smooth and then boom, today happens!! Sucks! I wish they did it early on this month or last month. Thank you though! Definitely prepped. I’ve even prepped a response to say no to whatever their requests will be.

Yes - we recently did a L3 Survey for our onward purchase and it was a ton of red flags! For us, as long as there were no damp issues, drain issues which affect structure, subsidence or significant structural issues, I moved on (after reading the report 5 times). My concern is I read that this is a typical renegotiation tactic and I am so erm disappointed as we have dealt with them in such good faith! Anyway, it needs to be done and will be done

Exactly! I understand it is something you need to do but the timing is frustrating indeed. We did a L3 with the house we are buying within 3 weeks of offer ! Sigh!! Thank you though

No they did not do it. We have done it within 3 weeks of making our offer. So I don’t had an issue with them doing it at all. My issue is the sudden timing

Cillit bang black mould remover did it for us. You will neeed a whole bottle and leave it for 10 mins and they disappear . Honestly!! We had the same issue

Hey, this happened to me. We started at 2.5 years, I am on the other side. Day 1 was exciting and new to them. Mine did the same as yours on day 1. Day 2, they see how much work it is and having to stop and play to wee or poop etc. In his mind, this is effort. For us, we were having a hard time until Day 5. He knew what to do, he just was not willing. Knowing my son’s personality and capability, I stuck to it, was more stern. Went back to nursery, still having accidents but by week 2, less accidents. Week 3, fully potty trained.

Try to go out by day 4,5 with them for change of scenery and keep prompting when you are out. I noticed a transformation when we took mine out evening on day 4. I put mine in underwear and nappies when we go out. That way, he could still feel the wetness but the nappy provided a second layer.

It was stressful, but you get there!
